CDP Update April 2025

A Note from Jay Coburn, President & CEO


Over the past few months, the news has been disheartening for those of us dedicated to creating opportunities for our low- and moderate-income neighbors to thrive. Critical federally funded social safety net programs, vital to reducing poverty and addressing inequity, are being cut and dismantled. Amidst these troubling updates, I increasingly turn to our local community for examples of courage, compassion, and resilience—qualities that inspire hope and drive our efforts to support all members of our community.


The CDP’s Annual Meeting on May 7th will provide a special opportunity to honor two individuals whose contributions have made a lasting impact on the Lower and Outer Cape:


  • Former Massachusetts State Representative Sarah Peake will be honored with the Gwen Pelletier Award for Excellence in Community Service, recognizing her eighteen years of dedicated advocacy for Cape residents while serving in the State House of Representatives.


  • Nora Glatzel, founder of Earthstar Play School in Truro, will receive the Norm Edinberg Award for Excellence in Entrepreneurship, celebrating her unwavering commitment to addressing the critical shortage of early childhood education for working families on the Outer Cape.

On March 27th, we were thrilled to welcome over 60 guests to our new headquarters in Orleans for an Open House event. It was a wonderful occasion filled with laughter and meaningful connections, as friends, supporters, and new faces came together to celebrate our mission, explore our new space, and engage in conversation. A heartfelt thank you to each of you for making our office opening so memorable. Your presence and kind well wishes are appreciated!

Building Community

CDP President & CEO Jay Coburn is part of a Lower Cape TV/Cape Cod News recent feature on the Town of Orleans’ efforts to address affordable housing with two new projects set to open in 2025. These include 74 new affordable units across two locations and continued progress on a third project aimed at the "missing middle."

  • West Road Apartments: 62 units are opening at the former Cape Cod Five headquarters site near Shaw’s Plaza. The units are available to individuals earning 80%, 60%, and 30% of the Cape’s median income. The lottery for these units is now open.
  • 101 Main Street: A smaller set of units is being developed at the former Masonic Temple to serves residents at 80% of area median income.
  • Governor Prence Inn: The project at the former inn focuses on creating affordable as well as "attainable housing" for those priced out of the market but who earn too much for traditional subsidized housing. The project will also include both rental and ownership units.

“The cost of housing in most communities on the Outer Cape is in excess of a million dollars - in terms of median home price - and that takes a household income of over $300,000 in order to afford that kind of housing. We have this huge gap. And what we call that is attainable housing.”

Chief Program Officer Andrea Aldana delivered an insightful presentation at the Unitarian Universalist Meeting House of Chatham.


Andrea’s talk, titled “Housing is Community – How Do We Build It?” offered a powerful message of hope that resonated with both the in-person congregation and Zoom attendees.

Director of Housing Advocacy Amanda Bebrin met with members of Cape Cod’s Women's Issues Group to share more about the challenges of affordable and accessible housing on the Lower and Outer Cape.


She was also a panelist for a Massachusetts Housing Partnership's (MHP) training series designed to strengthen local boards and commissions to create a culture of support for affordable housing. You can learn more here.

Chatham Harvesters Spring Fish Share Now Open


On April 1, Chatham Harvesters kicked off its annual Fish Share Membership Program, which connects fishermen, seafood lovers, and the ocean by providing direct access to Cape Cod's highest quality, locally caught seafood.


Inspired by community-supported fishery (CSF) and community-supported agriculture (CSA) models, their program shares the risk of food production through pre-payments, fostering community resilience. Their Spring Season will include a variety of fin fish, shell fish, value-added seafood and whole fish. View the wide range of all Cape Cod species, including local fish you won't find anywhere else!

Coastal Bridal Spring Events


We recently highlighted bridal boutique owner Jessica Kidd’s entrepreneurial journey in our March newsletter. Located on Main Street in Orleans, Coastal Bridal boutique offers a unique blend of vintage and modern couture bridal gowns, along with prom dresses, including consignment options.


In April, Jessica will host a special prom event, where she hopes to help high schoolers “discover the dress that’s uniquely you.” The event will also feature a pop-up by a local makeup consultant. In June, Coastal Bridal will host its first “Love is Love Bridal Fair” in conjunction with Lower Cape Pride.
