Moving Forward! New Resource Page for MLS PIN Compensation Updates


MLS PIN is committed to keeping you informed about our compensation updates. To improve transparency and organization, we created a new resource page, Compensation Updates: Moving Forward, on our corporate website (mlspin.com). This page includes all update emails, the latest timeline for compensation updates to our rules and Pinergy, informative videos, an optional Exclusive Sale and Listing Agreement Addendum, and an optional Offer to Purchase Real Estate Form that you may find helpful. We will regularly update this page with new information. Moving forward, we plan to use this resource to address questions regarding previous or upcoming “compensation” changes to our rules and regulations and Pinergy.

New Contract Forms Available for MLS PIN Customers 


MLS PIN is pleased to announce that we have a new, optional Offer to Purchase Real Estate Form available for our subscribers. The form includes a paragraph in which a buyer can write in any buyer-broker compensation that the buyer might ask the seller to pay. You can find this form and our recently released Exclusive Sale and Listing Agreement Addendum on our Forms & Flyers page. Please note that these new forms are meant to provide additional options for subscribers; you are not required to use our form in either case. You should speak with your legal counsel if you have any questions about these or any other contract forms.

New “Display Compensation” Options for VOW, IDX, and Social Media Shares


Pinergy’s Options & Settings now includes two “Display Compensation” options on the Profile tab. When “Display Compensation on VOW” is selected, compensation will be displayed for all listings on your VOW website (used by your Contacts to view their property matches). When “Display Compensation on IDX and Social Media Shares” is selected, compensation will be displayed for all listings on your IDX website (used with your IDX Search) and for all social media shares of your listings. By default, both options are selected, but you may unselect one or both of them (be sure to save your settings). When both “Display Compensation” options are unselected, no compensation will be displayed for any listing on your VOW or IDX websites or on social media shares of your listings. These two new options give you more flexibility to customize the way Pinergy works for you. View our new video for a closer look.

Brokers: Pinergy Setting Enables Opting Office's Listings Out of Compensation


You should have received an email (sent August 13; view the email) describing a new compensation setting in Pinergy’s Office Management tool. The setting enables brokers and managers to determine whether compensation fields will appear in their offices’ listings. If opted out, a listing’s compensation fields will not appear when the listing is entered/edited or displayed. (Note: listings posted prior to opting out will not be affected.) Visit our new Compensation Updates: Moving Forward page to view informative videos and the current timeline  for updates to Pinergy that have already been made or will be made in the upcoming weeks.

Important Reminder: All Offers of Compensation Are Negotiable


MLS PIN sent to its customers an email announcement that effective August 17, 2024, MLS PIN will no longer enforce offers of compensation that have been made, are currently being made, or will be made through Pinergy. Please note that it will be the responsibility of Participants to have the necessary conversations with their clients regarding compensation and to document the terms of any negotiated compensation arrangement in the parties’ contract. Participants should speak with their legal counsel if they have any questions around whether to offer compensation and/or any questions about potential legal issues surrounding compensation. MLS PIN has created an Exclusive Sale and Listing Agreement Addendum and an optional Offer to Purchase Real Estate Form that may be helpful for MLS PIN customers. MAR and GBAR members using their new forms will not need to use MLS PIN’s forms, though they may choose to use them. Check the Timeline for Compensation Updates to review changes already implemented in Pinergy and those scheduled for release in the upcoming weeks.

Specifying Your Seller's Compensation Choices in Pinergy


Effective July 25, we released the ability for you to specify how your seller-clients choose to handle compensation in Pinergy. The choices are (1) leave all compensation fields blank, (2) specify buyer’s broker compensation, (3) specify “Compensation Not Offered,” and (4) specify “Compensation Offered but Not in MLS.” You should have received an email explaining these changes. We have also created an informative video and a timeline PDF to illustrate these options in more detail. Watch for more updates aimed at providing valuable and flexible options for navigating industry changes.

DepositLink Option in Pinergy's Listings Manager

Request Earnest Money Deposits, Commissions, and More! 


How can you request earnest money deposits, rental deposits, and commission payments quickly and easily from Pinergy’s Listings Manager? Click the DepositLink button on a listing to create a new DepositLink deal for the listing. You must have a DepositLink account to use this feature (more information here). The DepositLink service (free for agents and brokers, a small transaction fee applies for buyers and renters) lets you use any device to request, send, and track earnest money deposits, rental deposits, commissions, and more—quickly and securely. This DepositLink feature will help you move money more efficiently and make transactions a breeze.

Use Your Email to Create Quick Cloud CMA Reports


Cloud CMA provides a simple way to share a wealth of information with a client when you’re on the go: send an email to Cloud CMA, review the report that Cloud CMA emails to you, then share the report with your client. To request a CMA, send an email to cma@cloudcma.com, type your client’s name into the subject field, type the subject property’s address into the body of the email, and send the email. Cloud CMA will create a CMA report using its Quick and Dirty (proximity only) method to find listings in the area, and you should receive an email with links to the report’s PDF and Live CMA within a minute or two. To request a Property Report or Flyer, send an email respectively to property@cloudcma.com or flyer@cloudcma.com, type your client’s name into the subject field, type either the listing’s address or MLS number into the body of the email, and send the email. For a Buyer Tour, send an email to tour@cloudcma.com, type your client’s name into the subject field, type a comma-separated list of MLS numbers into the body of the email, and send the email. There are a few things to remember with these quick reports: (1) you must email your request from the email address associated with your Cloud CMA account, (2) Cloud CMA will use your most recent report customizations, and (3) you should check your spam filter if you don’t receive emails from Cloud CMA. Get Driving Directions (and More) Quickly and Easily from Pinergy


It’s easy to get driving directions from any of Pinergy’s summary views. Select up to nine listings at a time (smaller devices may be limited to three) and select “Directions” to have Google Maps connect the dots for you. Of course, once you’re in Google Maps, you can add destinations, reorder the stops, and switch to walking, cycling, or other modes of travel. Google Maps’ tools will all be there quickly and easily from Pinergy’s search results, hot sheets, or Contact matches. Also, selecting an address from any of Pinergy’s responsive views (including the Agent/Office Rosters) will map the location and provide you with Google Maps’ tools for driving directions and other information. Clicking the Google Maps icon in a listing detail report (e.g., the Full Report) will get you there too.

Kurt Leone, Training and Video Specialist 


For nearly five years, Kurt Leone has been creating training videos and conducting live webinars to help our customers achieve the best user experience in Pinergy. Kurt finds great satisfaction in the "aha" moment of figuring out the most effective way to present information and then seeing it resonate and be put to practical use helping our customers succeed.  When creating videos, he always considers "Why is this important?" and "What should take precedence?" This approach results in creative, entertaining, and informative content. Before joining the MLS PIN team, Kurt's background was in logistics and training new hires at prominent companies. He also coached football at several colleges and high schools. His experience as an all-American quarterback in college and a professional football player continues to influence his approach to teamwork and dedication. In his free time, Kurt enjoys golf, playing guitar, weekend hikes with his fiancée and their dog, and beach trips with friends and family. Check out our training team's on-demand videos and recorded webinars.
