Important Update to MLS PIN’s Compensation Rules


As you are probably aware, MLS PIN and the plaintiffs in the Nosalek class-action lawsuit have reached a proposed settlement. If approved by the court, this settlement will result in several changes to MLS PIN's Rules and Regulations regarding compensation offers to cooperating brokers. After careful review, MLS PIN has decided to start implementing those rules changes now, even though it is still awaiting final court approval. As a result, effective June 20, we can accept listings of property for sale without offers of compensation. In addition, starting by August 17, listing brokers will be able, if they wish, to indicate that they are not offering compensation in Pinergy. NEW... Edit and Post Offline Listings from Your Phone!


By popular request, now you can use your smartphone to edit and post offline listings for single-families and mobile homes (other property types are in the works)! In Pinergy’s Listings Manager, select “Offline/Partial,” just as you would on your desktop device. Tap a listing’s edit button for access to all required listing fields. While editing your listing, tap the convenient “jump” button in the top-right corner of your display to navigate directly to any section of the listing form. A “Validate for Posting” option will check for issues that would prevent you from posting the listing. And with Pinergy’s Photo Manager, you can upload up to 42 listing photos right from your mobile device—even before you post your listing. These mobile enhancements will help you manage your offline listings more easily when you’re on the go.

Local Information in Pinergy Helps Buyers Reach a Decision 


Our new “local information” feature is available in many of Pinergy’s listing detail reports and your Contacts’ automatic property matches. It can provide up-to-date and meaningful insights into a listing’s location and its population. Local Details provides information related to Transport, Amenities, Character, Education, and more. It can even map locations and then easily calculate walking or driving commutes. Local Demographics shows the area’s average incomes (for individuals and families), total population, population by age group, education, and more. Use the “Local Info” report option to show/hide this information in your detail reports. Use the “Display Local Info” setting in Contact Defaults (in Options & Settings) to show/hide this information in your Contacts’ property match details. Location Scores in Pinergy Help When Comparing Options


Pinergy recently added “local information” options for listing details, so you and/or your Contacts can gain more insight into a listing’s immediate area. The included Local Details section displays individual location scores rating the quality of transportation, amenities, services, and other features of the area. A score will range from 0–10 and will include an explanation. For example: a property with a Cycling score of 6.1 shows that it’s “somewhat suitable for bicycle commuting and/or recreational cycling,” while another property’s Cycling score of 3.9 shows that it’s “not very suitable for bicycle commuting and/or recreational cycling.” Selecting the “i” icon for the score will explain that it “represents how suitable the area is for cycling in terms of nearby bicycle infrastructure and calm streets, as well as the number of destinations that can be reached by bicycle.” Location scores reveal a lot about a location. The “Local Info” report option controls whether you see the information, and the “Display Local Info” option (in Options & Settings’ Contact Defaults) controls whether your Contacts see the information. Use location scores to help compare home options for your buyers contemplating their next big move.

New Video Demonstrates Pinergy Search’s Stats Button


Were you aware that you can view statistics for your Pinergy search results BEFORE hitting “View Results”? This VIDEO shows where to find the Stats button and how to use it to give your clients quick answers on the state of the market in their area. Choosing “Stats” unlocks, well, statistics on everything—average or median list price, list price/square foot, days to offer, days on market, and more—plus it includes charts when grouping data by status. You can get stats for up to 100,000 listings at a time for a true bird’s-eye view of the market! Check out our video and put the Stats button to good use today. 

Here's Where to Find a Listing's History in Pinergy


With Pinergy, a listing’s historical information is readily available in a number of ways. In your smartphone’s Photo Summary Expanded and Summary 3/2/1-Up views, select the blue DOM to see the listing’s market history. Select any blue list price to see the “price change” history. Your desktop’s summary views work the same way. You also can view Market History, Property History, and Price Change History from a listing’s details. On your smartphone, these three history sections appear below the Office/Agent Information section. Tap a section to expand it (tap its heading to collapse the section). On your desktop, the Data View works the same way, although the history sections are initially expanded. With the other detail reports (Full Report, Public Report, etc.), click the Market History, Price Change History, and Property History buttons at the top of the page to display the history. Select “Market History” and/or “Price History” in the report options to include the history in the reports (these options appear when emailing the reports too). Historical data is important to get the full picture of a listing, and now you know where to find it!

Here's How to Customize Pinergy's Tools Page


Pinergy’s Tools page is responsive and customizable. Each tool has its own tile that can be selected, repositioned, or hidden/shown. From your PC, click the “move” icon in the upper-left corner of a tile to drag-and-drop it to another position. Hover over the tile to reveal more icons. Click the “hide” icon in the upper-right corner to hide the tile (a hidden tile will have a “show” icon to un-hide the tile). Your changes are saved automatically, and they will update the Tools page for your mobile device as well. From any device, select the “more information” icon in the lower-right corner of a tile for a description of the tool, and select the Show All option in the upper-right corner of the page to display all tiles, hidden or not. This is just one of the many ways we've made Pinergy work the way you want it to!

Keep an Eye on Your Listing’s Expiration Date


Just like the expiration date for the milk in your refrigerator, the expiration date for your listing is important. And in both cases, you can’t simply extend the expiration date because you want something to last longer. Please take a moment to double-check the expiration date that you have input for each of your current listings. Under sections 1.11 and 1.12 of the MLS PIN Rules and Regulations, the expiration date in MLS PIN must be the expiration date that was authorized in writing by the seller. You should extend a listing’s expiration date in MLS PIN only if you have received the seller’s signed, written authorization for that extension. Please note: this doesn’t work for dairy products.

Brian Dupree, Senior Application Developer 


The revisions to Pinergy have been coming fast and furiously (if you’ve used hot sheets, public records, or property history lately, you’ll know just what we’re talking about). For nearly seven years, Brian Dupree, senior application developer, has been a key part of the team that designs, develops, debugs, and documents new and existing Pinergy functionality (pardon the tongue twister!). He especially enjoys modernizing existing applications to work on mobile devices and working on the VOW homebuyer experience, having used it himself before joining us. Brian appreciates the collaborative environment at MLS PIN and delights in delivering the best experience possible for our customers. In his spare time, you can find him traveling, gaming, singing karaoke, attending rock festivals, and 3D designing and printing (during the pandemic, Brian 3D printed thousands of surgical mask extenders/ear savers and donated them to nurses all over the country!). It’s full speed ahead for the next wave of Pinergy updates, and we have dedicated people like Brian to thank for it.
