Meet MLS PIN's New President and CEO, Erminio Grasso

MLS PIN’s nationwide search for a new CEO concluded with the naming of Coldwell Banker Realty’s Boston Region Vice President Erminio Grasso to replace outgoing President and CEO Kathy Condon. Erminio’s experience managing 15 offices and 1,500 sales associates makes him an ideal choice, as do his 22 years of sales and operations management in the real estate industry and his understanding of the needs of brokerages and their agents. Erminio has served on the MLS PIN Board of Directors for several years, and as a proud New Englander, he understands the area’s unique culture and needs. He prides himself on being a people person and plans on meeting brokers face-to-face within the first few months on the job. All of us at MLS PIN are sad to see Kathy go, but we’re happy to see her enjoy a much-earned retirement, and we’re excited to see the direction and growth Erminio has planned for our company. It's Here! Integrated Map in Pinergy's Search Ready to Use

Check out the new map integrated into Pinergy’s Search! Expand the Map section on the Search page either by choosing “Map” at the top of the page or by using the chevron in the upper-right corner of the Map bucket. The map will handle up to 30,000 results that will update automatically as you adjust your criteria. Your map tools will appear in the upper-left corner of the map, allowing you to plot your current location, re-center the map, plot any location, draw search shapes, and display map layers (Borders, Flood Zones, and Parcels). Select “Map” in the upper-right corner to switch to a satellite view or display terrain. Zoom in/out (lower-right corner or mouse wheel), and select properties from the map to view listing photos and details. Add listings to a cart or your listing watch. It’s all there for you—right from the map! And it works with your mobile device, too! Select the map’s help (green “?”) icon or visit our Training Library for more details.
Map Search Retiring on March 21, 2022

With the recent release of the integrated map in Pinergy’s Search, MLS PIN has made the decision to retire Pinergy’s stand-alone Map Search on March 21, 2022. Map searches currently saved for Contacts and those saved under Map Search will be automatically migrated to standard searches on March 21. All the mapping features of Map Search (drawing shapes, plotting current location, map layers, points of interest) are present in the new, integrated map in Search, and the new map also includes the ability to add listings to carts and Listing Watch—and it works well with mobile devices. Simply select “Map” at the top of the Search page to expand the Map section. Please email Customer Care (support@mlspin.com) with any questions you may have.
New IDX Search Is Responsive and Customizable

The new, responsive IDX Search is now available! This brand-new IDX Search looks and works great on any device, displaying search results in the same “Card View” used for VOW search results. Settings are in Pinergy’s Tools under “IDX Search Options (Responsive).” There you can customize fonts, colors, and towns and copy links for your responsive IDX Search, your listings, your office’s listings, and your firm’s listings so you can use them with your VOW and/or other websites.
Three New Videos Released for Pinergy Search's Integrated Map

We’ve posted three entertaining videos for the integrated map that’s now part of Pinergy’s Search. The videos are in the “Search” section of mlspin.com’s Training Library. The first video, “Using Draw Tools in a Search,” covers how to draw shapes to use in conjunction with standard search criteria to match listings to clients with pinpoint accuracy. The second, “Plotting Locations and Points of Interest in a Search,” shows how to plot custom map locations and points of interest (parks, schools, etc.) that may be located nearby. The third, “Using the Map Layers in a Search,” demonstrates how to display borders (states, counties, zip codes) and how to use the Flood Zones and Parcels layers to view flood zone information, property history, boundary and area measurements, and tax information. Pick up some tips from the videos, and try them out today! 
Customize Pinergy's "Data View" for All Devices

As you know, Data View uses collapsible/expandable sections to display property details, market history, public record information, and more on both smartphones and “desktop.” But did you know that you can reorder the Data View sections? You can, and it’s easy to do from “desktop.” Simply click in a gray section header, drag the section to another position, and drop it there. So, for example, you could move the Public Record section from the bottom of the page and place it between the Property Details and Remarks sections at the top of the page. And Pinergy would use your customized Data View for displaying listing details on your smartphone too! So, take a few minutes to see if you might want to reorder the sections in your Data View. You always can change your mind and move them back if you’d like. 
Above-Grade? Below-Grade? Living Area Changes Coming to Pinergy

Great news! Very soon, Pinergy will update the way living area is specified for residential listings. Both above- and below-grade square footage will be indicated along with total square footage. Additionally, the Includes Finished Basement field will be renamed to Living Area Includes Below-Grade SqFt, and it will be available in the Additional Criteria section of Pinergy’s Search. When entering a listing, if “Yes” is selected for Includes Below-Grade SqFt, then the specified below-grade square footage will be subtracted from the total square footage to calculate the above-grade square footage automatically. These changes will make living area details more transparent and accessible to you and your clients.
Posting a CSO Listing? Be Sure to Double-Check the Active List Date

When posting a CSO listing, please be very careful when specifying the Active List Date. The listing’s status will automatically change from CSO (off-market) to NEW (on-market) on the Active List Date. MLS PIN staff cannot change the status of a listing from NEW back to CSO, so you should review this date carefully before posting the listing. The Active List Date should be whichever date the seller has chosen for the listing to appear on-market, and this date may be no more than 21 days after the listing is first posted as CSO. Showings may be deferred for up to seven days after the listing goes live, but the Deferred Showings End Date may be no more than 21 days after the listing is first posted as CSO. 
Need to Change When Your CSO Listing Will Go Live?

If, after you post a listing as CSO, the seller changes its mind about when to go on the market and begin showings, you should update the MLS listing accordingly. If the new go-live date is still within 21 days of when the listing was first posted as CSO, you can simply update the Active List Date in the system. (You should also have the seller sign an updated Coming Soon and Deferral of Showings Form, and you should file this form with MLS PIN.) Otherwise, if the property will not be ready to show until a date that is more than 21 days after the listing was first posted as CSO, then you will need to either temporarily withdraw or cancel the listing. Please bear in mind that if you cancel a CSO listing, you will need to promptly file a seller-signed Non-MLS Listing Form or Delayed Listing Form, and you may not be able to use the CSO status with a later listing of the property.

A lot of thought and work goes into making Pinergy the tool you rely on for searching and connecting with agents and clients, and Application Developer Sandhya Kashineni is part of the team that writes the code that builds and improves our system. Sandhya joined us eight years ago and, as a developer, has been incredibly busy lately, working on popular features like adding listings to carts from Pinergy’s maps and breaking out living area square footage in Pinergy’s listing detail reports. Sandhya genuinely looks forward to working on these features and enjoys being an essential part of the department that produces them. When not cooking up digital solutions, she likes to spend time cooking recipes from different world cuisines, gardening, and visiting the area’s many local botanical gardens and hiking trails.
