So many people say that fall is their favorite time of year, yet many parts of the country, especially in the south, do not have a real fall season. Here in the High Country of NC, we are fall experts! People come here to experience a full season of leaves changing and events celebrating this change of seasons.

Obsession with Fall?
Don't apologize for your obsession with fall. According to an article by HuffPost , it's science!

What is it about Autumn that we get so excited about? According to Kathryn Lively, a sociology professor at Dartmouth college, our obsession with the season starts when we're children. We are conditioned as children to associate the fall season with a new school year. It's an exciting pattern that we continue to respond to.

Fall means a fresh start- a clean slate marked by a new season. It is a temporal landmark. According to research, temporal landmarks, such as significant calendar dates like birthdays, structure our perception of time.

We also tend to view fall as comforting. We tie meaning to seasons and cherish the memories we tend to create with people we love and enjoy. This builds an idea about what fall comes to represent.

So don't hold back your excitement to pull on a warm sweater, sip a pumpkin spice latte and admire the changing leaves. It's perfectly normal!

Real Estate Market Report
STRONG MARKET: Year to date, our three county area has seen a growth in sales volume of 19.2% versus the same period in 2018. This has been fueled by four factors:

  • Historically low interest rates,
  • A strong economy allowing more people to purchase second homes
  • Growth in sales of higher priced homes
  • increased popularity and awareness of the High Country Area

Overall unit sales growth is +7.0%

PRICING: Median sales price across the area has increased by a healthy 6.1% in 2019 to $248,000. Average sales price has been driven up by 11.3% to $317,310, primarily due to strong sales in the higher-end market.

Pricing in our main three towns of Boone, Blowing Rock and Banner Elk has increased more significantly, by 10.3% to $320,000, with an average price of $400,270 year to date.

INVENTORY AND TIME ON MARKET: In general our market is experiencing a slight tightening of inventory. Number of new listings to date has grown, but not as much as unit sales growth. Certain segments such as log homes with views and student condos are tighter.

The tightening of inventory is evidenced by the lowest levels of time on market on record with a median of 86 days and 142 days on average. This number includes time under contract. Being primarily a second home and resort market, we have slightly longer days on market than in larger cities where there is large industry and required relocations.

LUXURY MARKET ($750K+): Our luxury market is experiencing significant growth, up 85.1% in sales volume and + 65.5% in unit volume year to date. This has been great news for sellers. For buyers, this market presents excellent opportunity for several reasons:

  • Inventory is still very high in this segment. While 96 homes have sold through the end of September, there are still 274 on the market. The homes that are selling are those where the seller is willing to price more competitively.

  • Time on market is longer at 165 median days and 225 average days on market.

  • Most sellers of higher end homes have more invested in the home than the market value. Additionally, it is far less expensive to buy an existing home than the to build overall, particularly in this higher end segment. This creates value for the buyer.

October 12-13th, Sugar Mountain Resort

October 19th, Valle Crucis

Valle Crucis is one of the most pictureque valleys in the NC mountains at the peak of the fall color season. The Valle Country Fair is an authentic harvest-season community celebration featuring handmade crafts, home cooked food and mountain music!
October 19th - 20th, Banner Elk

The residents of Banner Elk have celebrated the coming of the snow season with a Woolly Worm Festival since 1978. Every third weekend in October is set aside to honor a woolly worm race that predicts the severity of the coming winter. The festival also features crafts, food vendors, live entertainment and more!
October 26th, Blowing Rock

Halloween fun for the whole family that's free and open to the public! Head to downtown Blowing Rock for creepy crafts, air walks in Memorial Park, games and a fun house at the recreation center and hay rides through Blowing Rock. The Monster March parade will be at 5:45 and trick-or-treating will start at 6 pm, followed by a costume contest .
October 30th, Boone

Visit historic downtown West Jefferson in beautiful Ashe County for their annual Christmas in July Festival. Enjoy arts and craft vendors, live music, great food, street performers and more!
