A New Chapter Begins

On November 12th, the BIAOC Chapter saw stunning attendance at BIAOC's 55th Annual Installation Gala at the Laguna Cliffs Marriott, Dana Point. As a chapter, we thanked outgoing 2020-21 BIAOC Chapter President Sunti Kumjim for his leadership and sworn in 2022 BIAOC Chapter President Eric Nelson, Trumark Homes and the 2022 Board of Directors. Thank you to our chapter leadership, sponsors, elected official special guests and attendees for joining us for BIAOC's 55th Annual Installation Gala! During this memorable evening, BIAOC thanked outgoing Chapter President Sunti Kumjim, MBK Rental Living for his two years of leadership - most especially as he continued to direct and guide BIAOC forward during a worldwide pandemic. Richard Douglass, President of Trumark Homes swore in 2022 BIAOC Chapter President Eric Nelson, Trumark Homes, who presented his goals for 2022 with the theme of "Let Us Build Now." Special thanks to Assemblywoman Laurie Davies, Orange County District Attorney Todd Spitzer, and Orange County Supervisor Donald P. Wagner for leading the flag salute and presenting accolades to outgoing President Sunti Kumjim and former BIAOC Chapter Executive Officer Steven LaMotte, Irvine Company. We'd also like to congratulate BIAOC Vice President on hosting his first gala and thank BIASC Vice President of Events Laura Barber for another incredible event!

Government Affairs Updates
Huntington Beach Project Approved
BIAOC is excited to announce the Council approval of 85 much-needed homes in the City of Huntington Beach. This great Brookfield project will replace the former Gisler school site and help bring new inventory to market. Thank you to the many housing advocates who joined us in support at the council meeting.
Tustin Inclusionary Zoning Fees Kept In Place
Over the past two months, BIASC Director of Public Affairs Karissa Willette DiStefano spoke three times at the City of Tustin regarding the city's current inclusionary zoning policy. Despite tireless advocacy, the Tustin Council elected to maintain their current policy and deferred on any repeals despite the fact that no new housing has been proposed since the policy took effect.  The BIAOC Advocacy Team will continue to work with the city to increase housing production and believes there will be future opportunities to see this Inclusionary Policy reversed. Santa Ana Inclusionary Zoning 
On November 16th, the Santa Ana City Council advanced a project-killing Inclusionary Zoning Policy that includes provisions requiring the use of “skilled and trained” labor. Despite tangible evidence the policy will severely reduce housing, that it was crafted under a conflict of interest and that it is legally questionable, the council still voted 4-2 to adopt this flawed proposal. Regrettably, the ability of the housing industry to operate in Santa Ana will be severely challenged unless the Council reverses course.

Thank you to Anaheim City Council Member Gloria Ma’ae for joining our first in-person BIAOC Government Affairs Committee meeting since early 2020. It was wonderful to see our members back in person and hear updates from the City of Anaheim. Special thanks to Jeff Okamoto, Huitt-Zollars, Inc. for hosting this lunch meeting.
