Predictions for 2023
As we are moments away from ringing in the new year, we wanted to personally wish you a new year filled great adventures and laugher.
I have so many asking me what I think the real estate market will be like in 2023, so here are a few of my predictions:

Buyers will have the best negotiability early in 2023. Our data suggests the bottom of the market is here. We expect the market to pick up again in the Spring.

Cash will be king this winter. Your best deals are happening now.

The real estate market will remain busy in NYC in 2023. If we learned anything from covid, we have seen how much people need to live in NYC and want to live in NYC - and everyone needs to live somewhere, keeping the market active.

Interest rates will hover around 5-6% throughout the year and become the new normal for the next couple of years.

Buyers will have more choices this year forcing sellers to be more realistic in pricing.

Sellers will need to have their homes not only well priced, but it must look stunning for top dollar. Putting the extra work in will pay off for a higher price while selling faster.
- Rents will stabilize in price with a possible slight decrease.

'Chipotle Of Charcuterie' Eatery Is Open In Village
Charcuterie board lovers rejoice, an eatery dubbed the "Chipotle of charcuterie" is opening a storefront this December in Greenwich Village.
Kured is a popular Boston-based eatery with a huge following on TikTok that offers do it yourself boards, boxes or cups of meats, cheeses and vegetables.
Its first New York City outpost will open at 218 Thompson St., which is just steps away from Washington Square Park.
Kured was launched by Gilli Rozynek when she participated in a start-up accelerator program at Boston College.

A Famed Naples Pizzeria Brings Thin, Chewy Pies to the West Village
L’Antica Pizzeria da Michele, the acclaimed, century-old Naples pizzeria that appeared in Elizabeth Gilbert’s bestselling novel Eat Pray Love, opens its Manhattan outpost this week. The restaurant known for its thin pies, which take less than a minute to cook, will open at 2 Bank Street, near Greenwich Avenue, in the West Village on Saturday, December 24. Restaurateur Francesco Zimone, who spearheaded L’Antica’s debut in Los Angeles in 2019, is overseeing the long-awaited expansion. Hours are 11 a.m. to 3 p.m. to start, with breakfast and additional seating early next year.

Hamish Bowles Lists His High-Design Village Co-op for $2.9 Million
The longtime Vogue editor has moved to London, leaving behind a duplex that still has traces of his “objects of affection.”
The celebrated design editor Hamish Bowles is selling his whimsical and ornate Greenwich Village home, a cozy prewar duplex that he filled with assorted treasures, from antique furnishings to vintage books and couture clothing.
The asking price for the co-op unit, at 45 East Ninth Street, near Washington Square Park, is $2.9 million,

West Village Pickleballers /Parents Clash After Sport is Banned at Playground
Parents have won the battle in the West Village playgrounds

Months of conflict between pickleball players and area parents came to a head last week when a sign was posted on the fence at the 17 Horatio St. playground reading, “Pickleball is no longer allowed in Seravalli Playground. Nearby courts are located at: [James J. Walker] Park." The sign also mentioned new courts at William Passannante Ballfield on Houston Street and Avenue of the Americas as an alternative, along with Gertrude Kelly Playground on West 16th Street, west of 8th Avenue.

New Plant-Forward Restaurant The Wesley Takes Village By Storm
Executive chef Santiago Astudillo, previously of Le Bernadin and Daniel, helms the restaurant with his vegetable-focused and produce-driven menu. Astudillo partners with Justin Cohen, founder of Mulberry Hospitality to bring the concept to life. General manager Gabriel Maldonado, previously of Jean-Georges and Le Cou Cou, has curated a beverage program of fresh ingredients and locally-made spirits alongside a wine list of predominantly female producers to complement the menu. Maldonado brings extensive experience from his time at STARR Restaurants, where he opened Pastis, Electric Lemon and Veronika.
