Trainees: The AQB's PAREA Discussion Draft

In its most recent discussion draft, released on March 28th, 2019, the AQB discusses the use of PAREA in virtually training candidates seeking the supervision of qualified appraisers to attain their experience requirement for certification. What exactly is PAREA? It is simply an alternative experience model to the current supervisor/trainee model that is currently in effect.

As you well know, there is a significant lack of prospectives entering the appraisal profession and one of the most significant roadblocks to their entry is finding someone who is qualified, competent and willing to supervise them. In order to bridge this gap, the AQB proposes that virtual training models be implemented to provide another path to fulfilling the experience requirement.

Various means are discussed including but not limited to computer based learning, video tutorial, virtual simulation, and virtual reality training. Also discussed are how PAREA will be verified, the maximum allowable experience, the level and qualifications of supervision and more. Click here to read the discussion draft in its entirety.

All interested parties are encouraged to comment in writing to the AQB before June 1, 2019. The AQB will also accept verbal comments at its public meeting in
Denver, Colorado on Friday, May 3, 2019. Respondents should be assured that each member of the AQB will thoroughly read and consider all comments. Written comments on this discussion draft can be submitted by mail and email.

The Perfect Adjustment

While the "perfect" adjustment may not exist, there are certainly some guidelines one can follow to ensure your adjustments are as perfect as they can be; after all, if the adjustment made raises significant questions it could lead down quite an unpleasant road of consequences. Land Value Extraction
