Realtors® More Likely to Donate Annually Than Most Americans, According to Survey

Eighty-two percent of Realtors® donate money to charitable causes every year, compared to the national average of 56.6 percent of Americans1 who do so, according to a new report from the National Association of Realtors®.
The Community Aid and Real Estate Report, known as the CARE Report, provides insight on the monetary and volunteer contributions that general members at-large, broker-owners and Association Executives of Multiple Listing Services give to society. HOLIDAY GREETINGS - AL FAZIO, ESQ.
Twas an Hour Before Closing

As another year draws to a close, we at Capuder Fazio Giacoia, LLP (and Mrs. Manicotti too!!) want to thank the real estate community for its patronage and for the trust placed in us in servicing your clients and customers. In addition, we would like to extend to our colleagues a very happy and healthy holiday season and prosperity for the coming New Year. Several years ago, a Florida broker sent me the following twist on a famous holiday tale which I modified to reflect the travails of the New York real estate industry. Hope it puts a smile on your face.

SIBOR TECHNOLOGY BENEFITS

Just Say "Staten Island Real Estate"

Did you know that the Staten Island MLS has it's very own voice search- "Staten Island Real Estate". Consumers with Alexa and Google Home devices have ability to search for SIMLS listings for homes that meet their needs. They can also use it to hear the AVM value on their current home. With the holiday season coming up, we are excited to start promoting this new service out to the public and give them something to do with their shiny new Amazon Alexa and Google Home devices. All of the traffic from these voice searches will show the listing agent with all their contact information. In the near future, you will be able to turn SIMLS's voice search into your own by inviting your contacts to use your version of the product.

Real Estate Seller Found Slain in Suburban Model Home

Homicide detectives scoured the grounds of a model home Thursday in Maryland after a building company employee was found slain inside the suburban unit he was trying to sell.
Authorities say the battered body of 33-year-old Steven Bernard Wilson, a sales and marketing representative for builder Ryan Homes, was found Wednesday evening in the model home he was working out of in Hanover, Maryland. The Anne Arundel County Police Department said officers were dispatched to the home following a 911 call but could not confirm whether Wilson made the call himself. The married father of two young children was pronounced dead at the scene.

REALTOR TOOLS FOR SUCCESS
Importance of Photography in Real Estate

It might seem obvious-or go without saying-that good photography and videography are critical for your success as a real estate professional.
But when you dig into the numbers, just how much of an impact good visuals make borders on shocking. Check out some of these stats:
Homes with high quality photography sell 32 percent faster.
Homes with more photos sell faster, too.

INDUSTRY NEWS
The New Normal: It's a Buyer's Market

Three guests arrived for the recent opening of a three-bedroom rental in the Sutton Place neighborhood of Manhattan, with an asking price of $12,589 a month. But no one brought a checkbook - likely on account of the yoga pants.
The visitors were there for a pop-up fitness class led by hOM, a start-up that holds social and wellness events in unused office spaces and vacant apartments.
Such is the state of New York's luxury housing market, where repurposing, rebranding and, crucially, re-pricing luxury apartments has become the new normal.

This is What a Zero Emissions House Looks Like

Researchers have completed their "zero-energy" retrofit of a pre-war Cambridge, Massachusetts home that serves as the headquarters of the Harvard Center for Green Buildings and Cities, a division of Harvard's Graduate School of Design. Surprisingly, the renovations don't make the home's exterior look all that radical or unconventional, despite its futuristic moniker: "HouseZero."
However, looking inside, the home is chock-full of interesting and innovative features.

GLOBAL PERSPECTIVES
Foreign Investors Find Trophy Assets in Unlikely U.S. Goldmines

U.S. properti es in places like Denver, Phoenix, Philadelphia , and the suburbs of Atlanta have all drawn foreign investment this year as buyers look for growth outside the biggest U.S. metro areas.
Canadian investors topped the list of foreign buyers of U.S. real estate this year, as they have for a decade. Among those was Toronto-based Starlight Investments, which purchased apartment complexes in the suburbs of Atlanta and Phoenix through its U.S. fund.

Cross-Border Investment in US Property Markets Accelerates

Though cross-border investment in U.S. commercial real estate has tapered off since 2015, renewed interest from foreign buyers reversed course in the third quarter, with Canadian investors leading the charge.  Cross-border investment increased 61% to $62B in Q3, the highest amount recorded since Q3 2015, according to Cushman & Wakefield's Q3 Capital Markets report.

Americans Spent $100 Million on Tropical Real Estate.  They Were Scammed...

The U.S. government's shutdown of what it called a $100 million real-estate investment scam in Belize highlights a growing concern: the targeting of Americans retiring abroad.
The developers were selling lots in a remote jungle area that they said would become a luxurious resort community. Instead, they pocketed the investors' money and built little, the U.S. Federal Trade Commission alleged.
