HELLO,

AUTUMN

When I think of autumn, I think of the bracing winds that send colorful leaves swirling. As the weeks pass, the wind-tossed leaves turn to snowflakes. Good things lie ahead, like winter festivities and tromping in that snow, but, for now, I turn up my collar and spend more time indoors with family and friends, working on creative projects, and reflecting.

Think of this issue of my newsletter as a prompt to review 2025 and identify what would make 2026 extraordinary.

In it, I share a summary of the event, Decarbonizing the Built Environment, that my colleagues and I hosted in the fall.

I find I am most productive if I have someone to bounce ideas off of and an opportunity to pause and assess what I have accomplished. Otherwise, my to-do list scrolls by like a stock exchange ticker, with no end in sight. I turn to coaches and special interest groups to keep me focused. Does this resonate with you? If so, read on for more information about my individual and group coaching programs.

And, as always, I've assembled a variety of valuable events, sustainability jobs, and a recommended reading in the New & Noteworthy section. Check them out and take a step into your future.

Decarbonizing the Built Environment

by Meagan Dietz, edited by Teri Mendelsohn

On behalf of Columbia Business School's Women's Circle, and Columbia and London Business Schools' Sustainability Clubs, my colleagues Teri Mendelsohn Brad Pickar and I were thrilled to share highlights from our NY Climate Week panel on "Decarbonizing Built Assets" in September.

Panelists included moderator, Stijn Van Nieuwerburgh, professor of real estate at Columbia Business School and co-director of the Paul Milstein Center for Real Estate; Dan McGee, Redbrick LMD; David Davenport, NY Green Bank; and Shanta Tucker, Atelier 10. They unpacked the intersection of zero-carbon standards, financing strategies, and the long-term value of resilient buildings.

The impetus of decarbonizing the built environment is the urgency of climate impacts, in particular, rising sea levels as well as increases in flooding, precipitation and wild fires. To mitigate these factors, Stijn set-up four themes:

  • Building Science of Decarbonization: Shanta shared that designing new buildings with lower carbon materials, specifically mass timber, carbon-smart concrete, and glass-based replacements aren’t just sustainability wins; as Dan validated, these materials reduce embodied carbon while making buildings easier to run and more rentable. For NYC, both David and Shanta recommended multi-family and commercial managers to start with lighting as the low hanging fruit and then progress to more complicated mechanical solutions to meet LL (97, 84, 133,154) Climate Mobilization Act of 2019 compliance requirements.
  • Financing the Transition: David discussed how, with options from weatherization and heat pumps to full-scale retrofits, sequencing upgrades is as much about how to fund them (ESCO models, revolving loan funds, incentives) as what to build. Financing design is now central to climate resilience. David also emphasized the importance of timing: he urged real estate owners/REITs to take advantage of refinancing moments, property sales, or end-of-life system replacements. These are all critical decision points for deploying capital into energy efficiency and can positively impact NOI, insurance, and appraisals.
  • Investment Case and Ownership Lens: Dan led a discussion with all three panelists on how electrification, climate resiliency, and on-site water capture aren’t “costs”—they’re opportunities. Buildings that embrace sustainability deliver operational resilience, regulatory compliance and strong portfolio performance. As evidenced from one of their developments, and specifically one with a brewery anchor tenant, buildings that align with tenant values consistently drive higher returns and improved exit value.
  • Scaling and Policy Levers: All panelists shared their optimism, specifically generational and global momentum; increasingly younger tenants and investors demand sustainable alignment, while global pressure—especially from China’s role in renewables—sets the pace for costs and adoption.

As long as the cost of energy continues to increase, sustainability isn’t just about values—it’s about long-term returns.

Reading

A favorite pick from my bookshelf this year is Karen Bakker's Gaia's Web: How Digital Environmentalism Can Combat Climate Change, Restore Biodiversity, Cultivate Empathy, and Regenerate the Earth (MIT Press, 2024). This page turner describes a vast array of digital solutions -- tracking orcas' response to noise pollution off the coast of the Pacific Northwest, or an augmented reality app that allows users to experience the forest as animals do -- and explores the promise and risks of technologies such as biocyborgs, blockchain, and, of course, AI. I teach the book in my course, Digital Product Development for Sustainability at Columbia University, because it demonstrates how digital products iterate and evolve and offers and evenhanded discussion of what it means to digitize and track the activities of life forms other than human beings. (Full disclosure: I was an acquisitions editor at MIT Press in my past life, though I had no hand in the Bakker.)

Are you the proud parent of a new product or service? Hiring (including roles for Master's of Sustainability students or experienced professionals)? Making a career change? Impressed by a new digital solution or report? I'd love to hear your news and reconnect!
