Fall Home Maintenance Checklist for Lincoln, Homeowners

There's a moment every September when Lincoln seems to exhale. The mornings turn cool enough for a sweater, the light goes golden by late afternoon, and the maples along our neighborhood streets start hinting at the reds and ambers to come. It's my favorite reminder that winter is on its way, and that now is the time to get our homes ready for it.

Seasonal maintenance doesn't have to mean a lost weekend. A few minutes each evening or one well-planned Saturday can save you money, head off surprise repairs, and keep your property in excellent shape. Whether you're planning to stay for years or thinking about what your home is worth before a move, this kind of care always pays you back. As a Lincoln NE Realtor, I've walked through enough homes to know that buyers feel the difference the moment they step inside a house that's been loved and looked after.

Here is my essential fall home maintenance checklist for Lincoln homeowners.

Lincoln NE Real Estate Market Update: Inventory Keeps Climbing as Rates Creep Back Above 7%

What the latest MLS data tells us about Lincoln home prices, inventory, and buyer behavior heading into fall 2026, and what today's mortgage rate news means for anyone weighing a move.

There was a time, not very long ago, when a new Lincoln listing could set off a small scramble. Buyers wrote offers within hours, sometimes waived the things they'd normally ask for, because the fear of losing out felt bigger than the fear of missing something in the fine print.

Homes are still selling in Lincoln. But the mood keeps shifting, month by month.

August's numbers show a market that's steady on price but looser everywhere else, more homes to choose from, slower pending activity, and buyers taking real time to think before they act. And today, mortgage rates crept back above 7%, which only adds to the case for slowing down and doing the math before writing an offer.

That doesn't mean Lincoln has flipped into a buyer's market. It means we're moving through a more selective one — the kind where preparation, pricing, and a clear-eyed view of the monthly payment matter for everyone at the table.

If you're weighing where you fit into that shift, a good first stop is finding out what your Lincoln home is worth in today's market.

Gather & Savor: A Monthly Recipe

Harvest Beef & Bean Chili

There's a certain kind of Saturday that only comes in fall. The leaves are crunching underfoot, the Huskers are on the radio, and something rich and savory has been simmering on the stove since noon. For me, that something is almost always chili. This Harvest Beef & Bean Chili is my go-to for game days, chilly evenings, and those weekends spent checking items off the fall maintenance list. A little cinnamon and cocoa give it a warmth you can't quite name, and it's even better the next day. Make a big pot, share a bowl with a neighbor, and enjoy the season.

Serves 6|Prep 15 min| Cook Time 1 hr 15 min

Ingredients

  • 1 tablespoons olive oil
  • 2 pounds lean ground beef
  • 1 large yellow onion, diced
  • 1 green bell pepper, diced
  • 4 garlic cloves, minced
  • 3 tablespoons chili powder
  • 2 teaspoons ground cumin
  • 1 teaspoons smoked paprika
  • 0.5 teaspoons ground cinnamon
  • 1 tablespoons unsweetened cocoa powder
  • 1.5 teaspoons salt
  • 0.5 teaspoons black pepper
  • 2 tablespoons tomato paste
  • 28 ounces canned crushed tomatoes
  • 15 ounces canned kidney beans, drained and rinsed
  • 15 ounces canned black beans, drained and rinsed
  • 1.5 cups beef broth
  • 1 tablespoons brown sugar

Directions

  1. Brown the beef: Heat 1 tablespoons olive oil in a large Dutch oven over medium-high heat. Add 2 pounds lean ground beef and cook, breaking it apart, until browned. Drain excess fat.
  2. Soften the vegetables: Add 1 large yellow onion, diced and 1 green bell pepper, diced and cook until softened. Stir in 4 garlic cloves, minced and cook one minute more until fragrant.
  3. Toast the spices: Stir in 3 tablespoons chili powder, 2 teaspoons ground cumin, 1 teaspoons smoked paprika, 0.5 teaspoons ground cinnamon, 1 tablespoons unsweetened cocoa powder, 1.5 teaspoons salt, 0.5 teaspoons black pepper, and 2 tablespoons tomato paste. Cook, stirring, to bloom the spices.
  4. 4Add tomatoes and beans: Add 28 ounces canned crushed tomatoes, 15 ounces canned kidney beans, drained and rinsed, 15 ounces canned black beans, drained and rinsed, 1.5 cups beef broth, and 1 tablespoons brown sugar. Stir well and bring to a gentle boil.
  5. Simmer: Reduce heat to low, cover partially, and simmer, stirring occasionally, until thick and rich. Taste and adjust salt and heat before serving.
  6. Serve: Ladle into bowls and top with shredded cheddar, sour cream, green onions, or crushed tortilla chips. Cornbread on the side is a must.

💡 Kathy’s Tip: Tastes even better the next day, so it's a great make-ahead for game days. For more heat, add a diced jalapeño with the onions or a pinch of cayenne. It also works in a slow cooker: brown the beef and vegetables first, then cook everything on low for 6 to 8 hours.
