CHFA recently introduced a new loan term for the Small Multifamily Permanent Loan (SIMPLE). You now have the option of a 35- or 40-year term and amortization. SIMPLE provides up to $3 million in uninsured permanent financing for 9 percent Housing Tax Credit projects. With streamlined execution, you can get to loan commitment in as little as 60 days of submitting a complete application.

Did you know CHFA offers two unique loan products available to pair with federal 4 percent Housing Tax Credits? Both programs offer additional adaptability to meet the collateral needs of your project. 



Construction and Permanent Affordable Bond Loan (CAPABLE)


CAPABLE combines construction and permanent financing to provide loans of $6 million or more for 4 percent Housing Tax Credit projects, using a streamlined FHA process only available to housing finance agencies.

Partnership-to-Perm Affordable Bond Loan (PAIRABLE)


PAIRABLE provides loans of over $6 million in permanent FHA-insured financing for 4 percent Housing Tax Credit projects, featuring some of the lowest interest rates due to index pricing associated with Private Activity Bonds.


Don’t forget! Applications for Round Two 2025 – the state AHTC and federal 4 percent Housing Tax Credit Round – are due August 1st.

Congratulations to South Platte Crossing Apartments in Commerce City, which hosted a grand opening celebration this month. CHFA is proud to celebrate with Nesbitt Development LLC and Brinshore Development.


South Platte Crossing includes 60 affordable apartments serving individuals and families with incomes between 30 percent and 80 percent of the Area Median Income (AMI). The development is supported by a land lease from Urban Land Conservancy as part of the Commerce City Community Campus (C4) hub for wellness and social health services. CHFA provided South Platte Crossing $800,000 in permanent Capital Magnet Fund (CMF) financing alongside a $190,000 CMF grant. CHFA also supported the development with an award of $1,350,000 in federal 9 percent Housing Tax Credits in 2022.
