CHFA recently provided financing for The Vista at Greyhound Park in Commerce City. Sponsored by Delwest, the development will provide 120 affordable rental townhomes serving households with incomes between 70 percent and 90 percent of the Area Median Income (AMI). The development is part of the 65-acre Mile High Greyhound Park community. Upon completion, the master-planned community will offer more than 950 housing units across a range of housing types including supportive housing, Housing Tax Credit developments, affordable middle income rental housing, and market rate detached single family homes.  


CHFA was proud to support The Vista at Greyhound Park with a $6,000,000 loan through its Middle-income Access Program (MIAP). MIAP supports the development of housing to serve renters with middle incomes, sometimes referred to as the “missing middle,” with incomes too high for Housing Tax Credit units, but who are often overburdened by market rents. The development also received $3,000,000 in financing through the Proposition 123 Equity program managed by the state Office of Economic Development and International Trade (OEDIT), for which CHFA serves as Contract Administrator.

CHFA recently supported Harvest Hill in Broomfield with $31,600,000 in financing through its Partnership-to-Perm Affordable Bond Loan (PAIRABLE). PAIRABLE provides loans of over $6 million in permanent FHA-insured financing for 4 percent Housing Tax Credit projects, featuring some of the lowest interest rates due to index pricing associated with Private Activity Bonds. The development also received $2,182,105 in federal 4 percent Housing Tax Credit and $800,000 in state Housing Tax Credit in 2024.


Sponsored by Ulysses Development Group, LLC, Harvest Hill will provide 152 apartments for households with incomes from 30 percent to 70 percent of the Area Median Income (AMI). The developer has partnered with Broomfield Fellowship in Serving Humanity (FISH) to offer residents supportive services and referrals from FISH’s community partners to provide food assistance, job training, and child resources.

Developed by Delwest, Holly38 will offer 253 affordable apartments serving individuals and families with incomes between 30 percent to 80 percent of the Area Median Income (AMI). CHFA awarded the development $3,521,486 in federal 4 percent Housing Tax Credits in 2021 and issued $44,750,000 in Private Activity Bonds in 2023.
