Mid Jersey Association of REALTORS® absolutely precludes and prohibits the use of FOREWARN for rental tenants. The Fair Chance in Housing Act (FCHA) only protects potential tenants, not potential buyers or sellers. The app should never be used when a REALTOR® is engaging with a potential tenant.
FOREWARN should not be used in New Jersey for potential tenants unless a conditional offer to lease has been made to the tenant first. The agent should submit all tenant applications to the landlord without any recommendation and let the landlord decide who should be offered the lease. If a FOREWARN report includes that a tenant has a criminal background, the agent should not disclose that information to the landlord unless a conditional offer has been made.

I wanted to take a moment to thank you, our local REALTOR® board, for providing our membership with the Forewarn app service.
A few nights ago, I received a text message that used my first name and a very familiar tone. I did not have this number in my records. The person signed it with their casual first name. It was very vague, asking to speak with me and ask me some real questions. I immediately ran the number through Forewarn and immediately it had a hit for 14 offenses and 3 "other" offenses ranging many years with a majority of the "guilty plea" charges for "stalking" or "harassment" and even "impersonating a public official." The gentleman lives within 5 miles of me and is similar in age. I felt it was a very targeted approach to open communication with me.
Needless to say, I left that message unanswered as I did not want to introduce this person into my world. I thank you SO much for doing what you can to protect us out in the field. I have shared my story with members of my brokerage and encouraged them to be vigilant and download the app.

NJ Realtors® amended Section 26, lines 572-574 of Form 118: NJ Realtors® Real Estate Sales Contract to comply with the increase to the Supplemental Fee to the Realty Transfer Fee, now known as the Graduated Percent Fee, which went into effect on July 10.

It only takes a few minutes to check and update your license and contact information in Bright. You can easily do this by following the steps below:
- Login to BrightMLS.com and choose your name in the upper-right side of the screen.
- Select Account & Settings.
- Choose License Associations MLS and make any necessary updates.
- Go back to the main My Subscription screen and choose Contact Information. Make any necessary updates and save.

The National Association of REALTORS® and its state and local associations will not favor or disadvantage any member because of the amount contributed or a decision not to contribute. You may refuse to contribute without reprisal. Unless otherwise required by applicable law, any request for the refund of a contribution must be made within two (2) business days of the date on which you authorize RPAC to charge you for said contribution. Your contribution is split between National RPAC and the State PAC in your state. Contact your State Association or PAC for information about the percentages of your contribution provided to National RPAC and to the State PAC. The National RPAC portion is used to support federal candidates and is charged against your limits under 52 U.S.C. 30116.
