FRIDAY TRANSACTION TIPS From Association Attorney:

Repair Escrow Mandate

NABOR contract mandates closing with escrow of 200% of the estimated cost of remediation when Seller has not completed remediation by closing. Buyer has no right to extend closing until remediation complete. Most lenders will not allow escrow, so if Buyer has waived a financing contingency the mandatory escrow may place the deposit at risk.

SRES Designation Interest Survey

With a large portion of our market consisting of active adults and retirees, the SRES® designation may be one of the most relevant credentials a REALTOR® can earn. Before we commit to bringing this course locally, we'd like to hear from you. If you haven't already completed this survey, please take 60 seconds and let us know if you would participate. Can a quitclaim deed remove someone from a mortgage?

A quitclaim deed transfers ownership interest in a property, but it does not remove a borrower from the mortgage loan. That can create problems after divorce if the person later tries to qualify for a new mortgage.

Older buyers are prioritizing long-term livability in home searches

Homebuyers over 55 are placing greater emphasis on aging-in-place features, maintenance needs and long-term lifestyle fit when searching for homes, creating new opportunities for Realtors who understand these housing concerns.

The retention strategy most brokers overlook

Broker-owners can use personal contact, open communication and shared community work to make agents feel valued before competitors try to recruit them away.

HUD guidance on emotional-support animals changes

Housing providers take note: The U.S. Department of Housing and Urban Development's May 2026 guidance revises how the department enforces emotional support animal complaints under the Fair Housing Act.

Proper pricing crucial for sellers in first month

A Realtor.com report highlights the importance of initial pricing for sellers, showing that homes priced correctly within the first four weeks are more likely to spark bidding wars and sell above asking price.

Townhouses & Condos APRIL 2026

May 2026 Market Summary Compared to May 2025

The local real estate market showed mixed results in May 2026 compared to May 2025. Overall inventory declined 33%, falling from 765 available properties to 511, indicating fewer options for buyers across all property types. Despite lower inventory levels, sales activity increased. Total closed sales rose 15%, from 75 transactions in May 2025 to 86 in May 2026. Condo sales led the growth, increasing 30%, while lot sales tripled from 2 to 6 transactions. Home sales declined slightly by 11%.

Total sales volume remained relatively stable, decreasing just 6% year-over-year from $112.7 million to $106.5 million. Condo sales volume increased 31%, helping offset declines in home sales volume. Median sale prices continued to show strength, with the overall median increasing 4%. Condo median prices rose 16%, lot prices increased 9%, and home prices remained relatively stable with a slight 4% decrease.

Properties spent an average of 100 days on the market, nearly unchanged from 102 days in May 2025. Homes took longer to sell, while condos and lots sold somewhat faster than the previous year.

Overall, the May 2026 market reflected continued price stability, strong condo demand, increased transaction activity, and a tighter inventory environment compared to one year ago.
