Serving Our Community – Camp Able Week

This week, volunteers from the Marco Island Area Association of REALTORS® spent their lunch hour serving meals at Camp Able.

Camp Able provides a fun, supportive environment where individuals with diverse abilities can build friendships, gain confidence, and enjoy an unforgettable summer camp experience. We're honored to lend a helping hand throughout the week and support an organization that makes such a meaningful impact in our community.

A big thank you to all of our volunteers for giving their time and representing the REALTOR® commitment to serving others.

Thank you, Camp Able, for allowing us to be a small part of your amazing week!

Defective Inspection Items

Defective inspection items are only as defined by the contract, not what is in an inspection report (no matter how good the inspector might be). If a buyer asks for repair of items not defined as defective by contract, the seller can refuse and the buyer has no recourse. In that case, the buyer often thinks the buyer is entitled to the repair (or credit) and looks to the buyer’s broker to pay it. Educate your buyers on what the contract defines as defective before encouraging repair requests to avoid unhappy buyers and problems with your sales.

Florida economy moves up to No. 14 globally

The state's $1.8 trillion economy is now the world’s 14th largest after surpassing Australia and Mexico, according to the Florida Chamber Foundation. The foundation said Florida’s economy grew 6.3% over the past year, moving the state closer to its goal of ranking among the world’s 10 largest economies by 2030.

Cyberattack puts real estate data security in focus

A recent cyberattack on a global real estate firm is raising fresh concerns about how companies protect customer, tenant and transaction data. Propmodo reported the May incident involved vishing, or voice phishing, underscoring the need for employee training, access controls and verification procedures.

Case of the TBD Escrow Agent

A dispute over a late escrow deposit centered on one missing contract detail: The seller never named the escrow agent. This case shows how leaving an escrow agent listed as “TBD” can turn a simple deadline issue into years of litigation and attorney fees.

Keep it simple

A spare bedroom is most sellable when it is a blank canvas. Realtor.com reporter Anna Baluch recommends sellers avoid unnecessary customization of multipurpose rooms so buyers can easily envision how the space could fit their needs. When staging homes with a spare bedroom, remember, less is more, and only make updates that can be easily reversed.

Townhouses & Condos MAY 2026

June 2026 Market Snapshot

The local real estate market continued to shift in June, with inventory tightening while sales activity remained steady.

  • Inventory declined 34% overall compared to June 2025, with:
  • Homes: down 44%
  • Condos: down 25%
  • Lots: down 48%
  • Properties sold faster overall, with average days on market dropping from 192 days to 120 days (a 38% decrease).
  • Homes took slightly longer to sell (102 days, up 15%).
  • Condos sold faster (108 days, down 16%).
  • Lots sold much faster (150 days, down 58%).
  • Closed sales increased 11% overall, from 83 to 92 transactions.
  • Home sales: down 12%
  • Condo sales: up 31%
  • Lot sales: up 167% (from 3 to 8 sales)
  • Total sales volume rose 8%, reaching $126.9 million.
  • Home volume: up 4%
  • Condo volume: up 28%
  • Lot volume: down 36%
  • Median sale prices were mixed:
  • Homes: up 15% to $1.54 million
  • Condos: down 16% to $640,000
  • Lots: down 34% to $547,500

Key Takeaway

Despite significantly lower inventory, the market remained active. Condo sales experienced strong growth, overall sales volume increased, and homes continued to appreciate in value. Buyers also benefited from faster sales times across most property types, especially condos and vacant land.

This tells us the Marco Island market is becoming more efficient, with fewer listings available but continued buyer demand supporting overall market activity.
