Welcome November
Don't Let Your Prospecting Strategy Take a Holiday!
With the holiday season approaching and housing inventory rising, some sellers are reducing prices or offering concessions; now is a great time to reconnect with clients and help them maximize their prospecting efforts.
When did you last check in with your clients and review their geographic farms?
Changing market conditions make it worth revisiting farming areas, evaluating property turnover rates, and exploring tools that can help identify potential leads.
The good news? Helping clients get more from Title Toolbox doesn’t have to take hours. With the right tools, a simple farm review can reveal valuable market insights, potential sellers, and new ways to strengthen their prospecting efforts.
This month’s Pre-Holiday Farm Checkup starts with a weekly farm email notification about a recently sold property in Miami-Dade County, Florida. Follow along as we turn that notification into a practical prospecting exercise, using geographic data, Possible Next Sellers, and Lead Sheets to uncover opportunities your clients may be missing before the new year.
Happy Thanksgiving. Enjoy!

A Look at the Housing Market
According to the National Association of REALTORS® (NAR), existing-home inventory reached 1.60 million homes in September 2026, up 4.6% from a year earlier (Exhibit A).
As Lawrence Yun, NAR's chief economist, noted:
“Higher inventory and lengthening days on market give buyers improved negotiating power. Home sellers need to be realistic about local market conditions, which could require price discounts and other incentives to attract buyers.”

The Pre-Holiday Farm Checkup
Four Simple Ways to Help Your Clients Get More from Title Toolbox During the Holiday Rush
Help your clients make the most of their holiday prospecting and get a head start on the new year. These steps take just a few minutes, and you can save, export, or share many results directly with clients.
Use these examples to start a conversation, review current prospecting efforts, and uncover opportunities your clients may be missing.
1. Make the Most of Weekly Farm Email Notifications
When clients receive a Weekly Farm Email Notification (Exhibit B) about a recent sale or refinance in their saved farm, use it to explore what’s happening in the surrounding neighborhood.
Turn each notification into a prospecting opportunity! Encourage clients to run a geographic search around the property to review local activity, evaluate turnover rates, and identify potential opportunities in nearby areas.
| | Exhibit B: Source- Title Toolbox |
2. Evaluate Nearby Turnover Rates
Let’s look at a real-world example using a recently sold property identified through a Weekly Farm Email Notification.
Sold Property: 3750 SW 27th St, Miami, FL 33134
County: Miami-Dade, Florida
Search Radius: 2 miles
Using the sold property as our starting point, we ran a 2-mile radius search using the statistics tool to review turnover rates in the surrounding area. The search returned 19 carrier routes, with turnover rates ranging from 4.46% to 21.02% (Exhibit C).
This information gives your clients a starting point for evaluating their farming areas. They can identify carrier routes/zip codes with higher turnover rates and consider whether those areas deserve more prospecting attention. They can also explore other locations that may offer additional opportunities.
Tip: Save the search, export the results, or email the spreadsheet directly to your client for review.

3. Find Possible Next Sellers and Utilize Lead Sheets
Once you’ve identified a promising geographic farm, Title Toolbox offers additional ways to uncover potential opportunities.
Possible Next Sellers
Using the same search, select (gear/arrow down) the carrier route with the highest turnover rate (21.02%). Open the Custom Filters tab, enable Possible Next Sellers, and view the results.
In our example, 29 possible next sellers (Exhibit D). Select Download/View Records.

Lead Sheets
Take your prospecting a step further with Lead Sheets, which help identify local life events that may indicate potential sellers.
-
Select any property from the 29 properties and click the down arrow.
-
Choose Other Reports, then select Lead Sheet.
-
To share the report with a client, select Generate for Another User.
-
Click Generate Report, then click HERE to View Your Report.
In our example, the Lead Sheet identified 135 life events within approximately 2.5 miles of the selected property (Exhibit E). These records may reveal potential selling opportunities worth further research.

The holidays get busy, but prospecting doesn't have to stop. Property Lead Alerts help you keep an eye on new opportunities without doing the searches yourself (Exhibit F).
Using the same sample property that we used to generate the Lead Sheet—3252 Gifford Lane, Miami, FL 33133—you can demonstrate how easy it is to set up an alert.
- Select the property address used in the Lead Sheet example.
-
Open the Property Lead Alerts tab at the top, labeled New.
-
A pop-up window will appear, allowing you to add the address and set up the alert.
Property Lead Alerts monitor a 5-mile radius and up to 30,000 properties for available lead types in that area. When a new life event is recorded, the alert provides information such as the filing type, date recorded, event details, property address, and owner's name.
For just $30 per month, clients can spend less time repeating searches and stay informed about new opportunities in their selected area.

Make Time for One More Conversation
The holidays are an ideal time to reconnect, review what's working, and help clients prepare for the year ahead.
Remember, you don't need to walk clients through every feature in Title Toolbox at once. Start with one geographic search, show them opportunities in their market, and show them how easy it is to share useful information and explore additional tools.
One search area can lead to new insights, better client conversations, and more consistent prospecting. Help your clients finish the year strong—and start the new year with a plan!
