In The Know

Alcohol is Prohibited

Alcohol is prohibited on common area grounds. This includes all ungated and gated areas of the Association.

It is a huge liability to yourself, as well as the Association. If an injury or death occurs and the investigations find alcohol as a contributing factor, law suits will unfold. You, the homeowner, pay for that lawsuit and the settlement.

There is a sign on the Pool Gate as a reminder. There is zero excuse for bringing alcohol to the community pool. You will be subjected to a heavy fine.

Umbrellas are still being left open. Please close them before you leave the water.

Slow Down on

Emory Crossing Blvd.

The speed limit is 30 mph.

Landscaping

You are a week or so away from needing to apply a turf pre-emergent on the lawn. This will help prevent weeds from germinating in the Fall.

Mid-September, it will be time to fertilize the lawn and your beds.

Now is the time to check your trees. If they are leaning or do not look alive, they most likely need a tree doctor (arborist) to take a look. If your tree needs to be replaced, that will need to take place in September - November to give the tree the best chance against our harsh summers.

If your trees are over 2 years old, please remove the stakes. This helps promote a healthy root system.

For more information, see our Landscaping Page.

Let's Talk Weeds

Nutsedge

Nutsedge is a persistent perennial weed that is difficult to control in lawns and gardens.

Do not pull this weed. There is a nutlet/tuber on the root. If the entire plant is not removed, it will encourage more growth.

A common treatment is Sedgehammer.

Dallisgrass

This weed needs to be tackled a few different ways. Manually removing it is best if you can get all of the rhizomes.

Otherwise, apply a pre-emergent (Spring) to prevent seeds from germinating and a post-emergent once you see the weed in your yard.

There are selective post-emergents available. These can target the specific weed.

Spurge

Pulling is the best course of action for this weed. Spurge grows in a flat clump. There is a shallow tap root. Wet the lawn, and gently pull to remove.

Otherwise, use pre- and post-emergents to help control the spread.

Why is this necessary?

The office receives walk-ins and online submissions for people who cannot be verified. Access cannot be granted without that information. It is disappointing to those who really do live here. It weeds out those who are trying to obtain access without residency.

Updated Facilities Use Agreement

Thank you to everyone who has already updated your household!

The Board has updated the FUA. This will require you to include your household members on the form.

To help better serve the community, we are asking each household who already has amenity access to update their information with the Association.

Going forward, each resident will need to include this information when applying for access.

Tenants will need to include the Occupancy page of their lease. It should match your household members list.

What happens if you violate an amenity/pool rule?

Depending on the severity, the Board of Directors can levy a fine. They can also revoke amenity access for a period of time.

Pool Monitors

We have pool monitors at the pool for the summer. They may be scheduled randomly, so go ahead and leave the alcohol and pets at home. Your coolers and bags will be checked.

Prohibited at the Amenity Center and in the Pool:

  • Propping the gates
  • Not using your fob to enter (piggy backing/fence jumping)
  • Alcohol.
  • More than 6 guests.
  • Smoking of any kind.
  • Eating in the pool.
  • Wearing street clothes or inappropriate swimwear. Remember, we are "G/PG rated" family-friendly.

Rain/Thunder/Lightning

If you hear thunder or see lightning, please get out of the pool for at least 30 minutes. We do not want anyone to get hurt.

Parties with more than 6 guests per household are not permitted at the Amenity Center Pavilions or inside the Pool area. There are no exceptions to this rule.

Pool season is May 1st through September 30th. Pool hours are 5 am to 10 pm.

How do the violation stages work?

All drives are conducted as "cite what we see." Board Members conduct drives with or without management. Resident concerns are also taken into account.

Emory Crossing sends out a Courtesy Notice for anything that does not meet community standards. While the letter language is a bit intimidating (yay, legal speak), this notice is an "FYI, there is something that needs to be addressed."

Depending on the reason for the notice, the cure period is usually 10 days. After the cure period, another notice can be sent. This is the Notice of Fine. "Hey, if you don't address this, you will be fined next time."

If a third notice is received, the fines begin and can escalate if the situation isn't resolved for a full 6 month cure period. After 6 months of no notices for that category, the letter resets to Courtesy.

Example: Say you leave your trash can out on 2/1 and receive a notice. You forget on 4/1, the letter is escalated to the next stage. If you don't forget again until 10/2, the notice resets to Courtesy.

Treat weeds with a post emergent. Next month, you will need to treat with a pre-emergent.

Do not park in fire lanes.
