September residential sales data for Alpena, Alcona, Presque Isle, and Montmorency Counties points to a generally softer, more buyer-friendly market than last year. Average and median sale prices declined in all four counties, giving buyers more affordability and negotiating power. Presque Isle saw the strongest sales activity, with sales increasing 23.1%, while Montmorency remained steady and Alpena and Alcona experienced slightly fewer transactions. Sellers can still find success—especially with well-maintained, competitively priced homes—but may need realistic pricing and flexibility as buyers become more value-conscious.
