We hope this email finds you and your family well as we deal with the aftermath of Hurricane Ian. I think this one will be talked about for a long time to come. 


I was fortunate enough to take the time off school to see the Miami Dolphins take on the Cincinnati Bengals in Cincinnati with my wife and son David. But others I know are not so lucky and will be dealing with insurance and adjusters and contractors for quite some time. 



My Uncle on the west coast was right in the thick of it with 155 mile winds. Crazy. 


And yet Florida will continue to be a popular destination. All reports say it has been the most popular state to move to for the last few years. 


As we expect new residents and investors to continue to move to Florida, the agents of Signature Real Estate Finder are ready willing and able to help with all of your real estate needs. 


Also, I am very proud of the podcast I started with Staci Garcia. Looking back on 51 episodes I think there is no better way to document what the real estate market did in the last year. We went from bidding wars to a slow summer but all indications show that the road ahead will be good for buyers and sellers and we stand ready to share our knowledge and experience with you. More information on the podcast appears later in this newsletter. 


We added two new Miami agents to the team. Thanks Illana Cohen!!! We are always looking for new agents so if you know any agents or know anyone that would like to become an agent please introduce me and I would be happy to welcome them to the team. 


Lastly, please be aware of fraudsters and tricksters offering repair services after the storm. If something seems too good to be true, it is. There is no such thing as a free roof so if you are unsure about anything feel free to touch base with me or your favorite Finder agent and we can review. Be extra aware of unsolicited text messages. If you are suspicious just delete or ignore.

At a listing appointment I knew the perfect Buyer for the house. I got the listing, called the buyer, and we went to contract without the house being entered into the MLS. May I enter the house in the MLS after it closes?

Dear Listing Agent, 



There are many reasons why a property might never be entered in the MLS. It could have been a For Sale by Owner, Pre-Construction, or just a property that was withheld for seller’s privacy. 


If you represented a seller, buyer, or both in one of these scenarios, you can enter a statistical listing into the MLS. All you need to do is obtain the appropriate seller or buyer permission. Your entry would provide valuable information that can be used for statistics. Plus, you'll get credit for your production numbers. It's a win-win.

I am beyond thrilled to announce that I have started working at the Kings Point Signature Real Estate office in Delray Beach, FL!


During my 3 plus years with Signature, I have been fortunate to work along side the two best brokers in the business in Matthew Maschler and Ben Schachter with Signature Real Estate Finder. None of that changes, but now I get to add Kings Point Specialist to my resume.
