New! Florida Offers Up to $7,200 for Rent Increases in Hallandale Beach: Eligibility and Requirements

CRAs build better communities! #redevelopmentworks

The Hallandale Beach Community Redevelopment Agency (HBCRA), located in Broward County, is providing up to $7,200 to assist low-income tenants struggling with recent rent hikes. This aid is exclusive to residents within the CRA district who meet specific economic and housing criteria.

Under the Rent Stabilization Program, tenants can receive up to $600 per month for a period of up to 12 months. Payments are made directly to landlords and the approved amount is determined based on individual application assessments and available funds.

To qualify for the assistance, applicants must have lived in Hallandale Beach for at least six months and prove their residence is within the CRA district boundaries. Residency in other areas of the city or Broward County disqualifies applicants from this program.

New! Construction Nears End on ‘Hibiscus Grove’ at 9948 West Hibiscus Street, Miami, FL

CRAs build better communities! #redevelopmentworks

Construction is wrapping up on an affordable/workforce housing community in south Miami-Dade County. Sitework initially started on the 10-story venture in July 2025.

Hibiscus Grove is a 270-unit development with residences including one-bedroom, two-bedroom, and three-bedroom models. They measure 630 to 1,260 square feet.

Residences will be reserved for households earning 30, 60, or 80 percent of the area median income (AMI). Miami-Dade County’s median income was $87,200 as of May 2025, according to county records.

Most of the homes (145) will be for households earning at or below 60 percent of the AMI. For these residents, one-bedroom units start at $1,447 a month. Interior finishings include LVT flooring, energy-efficient appliances, and modern cabinets. For an additional charge, residents can opt for in-unit washers and dryers.

In addition to the residential aspect, Hibiscus Grove will also host 5,000 square feet of retail space along Hibiscus Street and 2,700 square feet of community center space. The latter would be utilized by the West Perrine Community Redevelopment Agency. The organization intends to invest in further community improvements in the coming years.

New! City of Marianna Opens Dog Park in Historic Downtown

CRAs build better communities! #redevelopmentworks

The city of Marianna has just opened a brand new dog park, and it’s ready to welcome you and all of your furry friends to downtown.

The new park is located behind the First United Methodist Church on Caledonia Street.

“This location was selected because the church actually donated the property for that dog park. So it’s a partnership between the city of Mariana and the Methodist Church to make this project happen,” Nikishia Milsapp of Main Street Marianna said.

What was once an empty plot of land is now ready to welcome dogs of all shapes and sizes.

The project was funded through the community redevelopment association grants.

These CRA grants are one of the main ways Main Street Marianna seeks to improve the downtown area for residents.

Lake Wales CRA Approves Planning for West Stuart, Central Avenues Improvement and Parking

CRAs build better communities! #redevelopmentworks

The CRA agreed at their meeting to contract with Halff, a nationwide firm specializing in designing infrastructure projects. They will be responsible for providing the city with professional design services to permit the Peterson Myers Redevelopment Site project for a fee of $448,679.24.

The project includes the area around the three-story Peterson Myers office building, which the city purchased in May to address the challenge of finding additional parking to accommodate the Walesbilt Hotel redevelopment, expected to become a Marriott Tribute Collection hotel.

The plan for the latest project will include upgrades as needed to utilities, landscaping sidewalks, lighting, and irrigation, as well as the creation of a large new parking area on West Stuart Avenue, which may contain 165 vehicles. Funding for the project comes from the budget of the CRA, which has collected a tax increment for decades, and has seen a sharp rise in property values within its boundaries. The district captures a portion of the ad valorum taxes that would otherwise flow into city and county coffers. Those funds must be reinvested within the boundaries of the district.

Inside Tampa Theatre’s $24.5M Centennial Transformation: 100 Years of Magic Restored

CRAs build better communities! #redevelopmentworks

In October 1926, Paramount Pictures opened the gates to a Mediterranean-style fantasy world in downtown Tampa. Now the landmark Tampa Theatre celebrated its official Centennial following an ambitious, seven-month, $24.5 million restoration.

Designed by legendary “atmospheric” architect John Eberson, the theater was created to make moviegoers feel as though they were watching a film inside a romantic European courtyard beneath a starry night sky. A century later, this landmark underwent Phase 1 of its Second Century Campaign, returning the venue to its original 1926 grandeur while upgrading its technology for the next generation.

The Phase 1 budget includes $14M from Tampa Community Redevelopment Agency (CRA), FL Dept. of State, Hillsborough County, and private donors.

Boca Raton CRA Approves Eight-Story Sanborn Private Club Across From Sanborn Square

CRAs build better communities! #redevelopmentworks

Boca Raton’s Community Redevelopment Agency voted 5-0 Tuesday to approve The Sanborn, an eight-story private members club planned across Northeast First Avenue from Sanborn Square, after residents raised concerns about traffic, parking and how much more development downtown can absorb.

The vote adopts Resolution CRP-25-01, an individual development approval for the club at 100 N.E. 1st Ave., where the developers bought the existing two-story building for $10 million in March. The approval authorizes an approximately 54,681-square-foot club with a two-level, fully automated underground valet garage, according to the agenda. The Community Appearance Board and the Planning and Zoning Board had each recommended approval by 5-0 votes.
