June 2026 Market Update
The Treasure Valley housing market remained healthy in June. Inventory continued to grow in both Ada and Canyon counties, giving buyers more homes to choose from, but with just over two months of inventory, we're still in a seller's market. Buyer demand remained steady, although new pending sales slowed a bit in Ada County while ticking up slightly in Canyon County. Overall, well-priced homes in desirable locations continue to sell quickly.
Note: I've updated the statistics to show new pending sales during June rather than the total number of pending listings. This provides a clearer picture of current buyer demand and how quickly homes are going under contract.

Mid-Summer Outlook:
As we head into the second half of summer, I expect our market to remain steady. Interest rates and affordability are still keeping some buyers on the sidelines, but with inventory remaining relatively low, well-priced homes continue to attract strong interest. Buyers have more options than they did earlier this year, making this a good time to be in the market, whether you're buying or selling with the right strategy.
Please feel free to reach out if you are looking to buy, sell, and/or have any real estate questions, as I am always happy to help.
