open for 2024 appeals


If you are dissatisfied with the result of your appeal to Cook County Assessor Fritz Kaegi's office, or if you neglected to file, you may file an appeal with the Cook County Board of Review.


If you received assistance from our office filing an appeal with the Cook County Assessor and directed us to assist with an appeal at the Board of Review, we have done so automatically. If you provided our office with your email address, the Cook County Board of Review has sent you a confirmation email from DoNot.Reply@cookcountyil.gov.

How to file a 2024

Board of Review Appeal


We are available by phone or in person to discuss an appeal with you.


Deadline to file an appeal is December 17th


Unless you have specific evidence to add to an appeal, you can request appeal assistance by calling our office or by using the link below.


An appeal is intended to correct the accuracy

of your property’s assessment.


If the value of your property is assessed higher per square foot than other similar properties, you can file an appeal based on the grounds of lack of uniformity.


If you recently purchased your home in an arms length transaction for less than the County Assessor’s Current Market Value, you can use your closing documents as evidence to support a reduction in the assessment of your home.


If the County Assessor’s market value is higher than similar recently sold homes, you may use this data as evidence to support your claim of over assessment.

Tax Year 2022 Annual Tax Sale


The 2022 Annual Tax Sale has been scheduled to begin at 8:30 a.m. on December 10, 2024. If you have delinquent 2022 property taxes, payments made online or in person at the Treasurer’s Office will be accepted until the day before the taxes are offered for sale.

We work hard to review the assessments produced by the County Assessor each year to ensure local taxpayers are not asked to pay more than their fair share. Missing new construction property that is not taxed creates an additional property tax burden for our local taxpayers. Assessor Hynes has participated in a year long project to stop this practice. Our office has filed complaints with the Board of Review to add Lyons township property missed by the Cook County Assessor back to the tax rolls, so you don’t have to pay extra for their tax bill saving local taxpayers $1.2 million.
