As we move deeper into summer, the market remains active, even as buyers gain more options and seasonal distractions begin to increase. For builders and contractors, that makes one thing especially important: keeping inventory moving efficiently without sacrificing value. In a market where buyers are comparing more carefully, presentation continues to play a major role in how quickly a property gains traction and how confidently offers come in.
In June, 77% of Staged Interior homes that reached the closing table sold at or above asking price, across properties ranging from $500K to $3.5M. From our perspective, that reinforces a consistent pattern we continue to see in the builder space: homes that feel complete, move-in ready, and easy for buyers to connect with are better positioned to maintain momentum, reduce days on market, and protect margins.
That momentum is reflected in our own growth as well. As of July 1, we have staged over $285 million in real estate value across 176 total stagings for the year so far, continuing to expand our capacity and support more projects throughout the region
.
This month, we’re sharing a recent success story, company updates, and behind-the-scenes insights as we continue to grow and support more people across the region.

SPOTLIGHT
Strategic Staging Behind Two of DC's Highest Home Sales
| |
Two Staged Interior projects were recently featured among the most expensive homes sold in the Washington, DC area: 5033 Tilden St. NW and 1101 Dogwood Dr., McLean, with both properties closing for over $5 million.
What stands out is not just the sales price, but the staging strategy behind each project. One home received full-home staging, while the other utilized staging in select key areas only. Both approaches helped elevate presentation and support strong market performance.
For builders and contractors, this reinforces an important point: staging does not always require a full-home install to create meaningful impact. Whether the goal is showcasing an entire spec build or strategically enhancing the rooms that drive buyer decision-making most, thoughtful presentation helps completed inventory feel more valuable, more move-in ready, and easier for buyers to connect with.
In the high-end market especially, those details can play a significant role in protecting value and accelerating sales.

SWEET SUCCESS
Built to Sell, Positioned to Perform
| |
This month’s featured success story takes us to 7604 Charleston Dr in Bethesda, MD, a stunning new construction home that sold in just 19 days on the market at its full asking price of $3.295 million.
As a new developer client, the builder selected our Showcase Estate Package to properly present this 6,850-square-foot home, ensuring the scale, layout, and lifestyle potential were fully communicated to buyers. Large new construction homes can feel visually impressive but still lack warmth when vacant, making it harder for buyers to fully engage with the space.
What made this project especially meaningful was the developer’s feedback. They shared that the staging played a major role in helping the property feel like home, creating the kind of emotional connection that supported buyer confidence throughout the sales process.

This living room was staged to emphasize the scale, architecture, and elevated finishes of the home while making the space feel warm and livable. The furniture layout creates strong flow and clearly defines the gathering area, helping buyers immediately understand how the room functions despite its large footprint.
By layering neutral textures, balanced seating, and clean styling, we softened the scale of the space and created a polished, high-end presentation that supports the quality of the build without distracting from it. The result is a space that feels both luxurious and inviting, making it easier for buyers to emotionally connect.
| The kitchen staging was designed to highlight both the luxury finishes and everyday livability of this space. By keeping styling minimal and intentional, we allowed the cabinetry, oversized island, and clean architectural lines to take center stage. The layered seating at both the island and dining area helps buyers immediately understand how the space supports everything from casual mornings to entertaining, while soft textures and warm neutral tones add balance to the crisp finishes. The result is a kitchen that feels elevated, functional, and aspirational, helping buyers connect with the lifestyle the home offers. | |
The dining room staging was designed to reinforce the elevated, luxury feel of the home while helping buyers visualize meaningful gathering and entertaining. The oversized table and seating clearly establish scale, showing the room’s ability to comfortably host family dinners or larger occasions. Soft neutral tones, layered textures, and clean styling keep the space refined and timeless, while allowing the custom millwork and architectural detailing to remain the focal point.
The result is a polished yet inviting space that adds warmth, sophistication, and strong lifestyle appeal.
| The office staging was designed to give this room clear purpose while reinforcing the elevated feel of the home. Clean lines, minimal styling, and balanced furniture placement help the space feel open, functional, and sophisticated. The glass desk keeps the room visually light, allowing the architectural detailing and natural light to remain front and center, while warm wood tones add depth and contrast. The result is a polished workspace that helps buyers envision productivity, focus, and flexibility for modern living. | |
The primary bedroom staging was designed to make this expansive space feel like a true retreat. By centering the bed on an oversized rug and using balanced, symmetrical styling, we created a strong focal point that emphasizes both scale and calm. Soft neutral layers, warm wood tones, and minimal yet elevated furnishings help the room feel luxurious without overwhelming the architecture.
The result is a serene, high-end space that invites buyers to immediately connect with the comfort, privacy, and lifestyle the home offers.

The lower-level staging was designed to transform this expansive space into a true extension of the home rather than an afterthought. By creating defined zones for lounging, entertaining, and recreation, we helped buyers immediately understand the versatility and value of the space. The warm wood tones, layered neutrals, and tailored furnishings keep the area feeling elevated and cohesive with the rest of the home, while the game table and built-in wet bar reinforce lifestyle appeal. The result is a lower level that feels functional, inviting, and full of possibility for everyday living and entertaining.
A successful closing is always the result of many moving parts coming together, and this project was no exception. Congratulations to the developer and everyone who helped bring this home from concept to completion. We’re thankful to have been part of the final chapter, helping present the home in a way that supported the vision behind it. Being trusted with that responsibility is something we never take lightly, and we’re excited for what this partnership may bring in the future!

TRICKS OF THE TRADE
Staging Should Serve the Build, Not Personal Taste
| |
One of the biggest misconceptions about staging is that it should reflect someone’s personal style. In reality, the most effective staging is not about individual taste. It is about presenting the home in a way that best supports the property, the target buyer, and the sale.
Great staging is strategic. Every decision is made to highlight the strengths of the build, improve flow, and help buyers immediately understand how the space lives. The focus shifts from decoration to function, scale, and emotional connection.
That distinction matters because the goal is not simply to make a finished home look beautiful. The goal is to help buyers see the full value of the product you built. When staging supports the architecture, craftsmanship, and intended lifestyle of the home, it strengthens presentation and helps create better market outcomes.
