New Developer/Owner “late-listing” rule

  • Late-listing penalty ($500/month)
  • Will apply to new and current development
  • Current work will be allowed 6 months to complete and list

New “Quick-Close” fee
  • (Google) What does quick closing mean? A quick closing may be a closing scheduled for 30 days or fewer or one which must be completed before the end of the month, as examples. With a quick closing, there is less time to get a mortgage approved; less time to scour the home inspection for details; and less time to prepare for a final settlement
  • Initiated by Escrow Company request for quick close
  • Extra work for HOA - our Treasurer and Real Estate Chair will have to expedite paperwork
  • HOA will charge escrow company one-time fee of $100.00
  • When payable?? - at time of request, completion of HOA action, or at closing

Term limit for Alternate Board Member
  • Best HOA practice is to have a specified term for any serving official
  • Suggest term of 1/2/3 years

Holiday Party
  • Expand to invite other VM Units
  • HOA provide financial support (allows music, early reservation of venue)

Monthly Coffees
  • Simple – coffee/tea + donuts/pastries
