“Just Thinking”

Since the Giants are playing their home opener today, I thought that I would put together something with a Giants flair. I follow the Giants beat writer Maria Guardado, she wrote this week about the fact that it has been 25 years since Oracle Park opened its doors and became the new home for the Giants.

Oracle Park has had four different names since its opening in 2000; Pacific Bell Park (2000–2003), SBC Park (2004–2005), AT&T Park (2006–2018) and now Oracle Park (2019–present). The ballpark has witnessed its share of history, including three World Series title runs, three no-hitters and several performances for the record books.

The following are Guardado’s top 10 moments at Pack Bell, SBC, AT&T Oracle Park:

1.      Aug. 7, 2007: Barry Bonds crowned the Home Run King, by hitting his 765th home run, breaking Hank Aarons 33-year-old record. I was fortunate to be at this game with my boys, sitting in Roc’s Club level seats behind home plate, what a great memory.

2.     Oct. 16, 2014: Travis Ishikawa’s pennant-clinching homerun. The three-run walk-off home run vs the Cardinals in Game 5 of the 2014 National League Championship Series, sending the Giants to their third World Series in five years.

3.    June 13, 2012: Matt Cain’s perfect game. Cain is the only pitcher in franchise history to throw a perfect game in a 10-0 win over the Astros. 14 strikeouts,125 pitches, Gregor Blanco’s incredible running catch in 7th inning and Joaquín Arias’s throw from deep third for the final out.

4.    Oct. 24, 2012: Pablo Sandoval’s World Series Game 1, three-homer performance, setting the tone for the Giants’ four-game sweep of the Tigers in the World Series. Panda hit two of those home runs off current Giant Justin Verlander. I was on a friend’s boat in McCovey Cove, we would hear a roar from the crowd then rush into the cabin to huddle around the small TV to see what happened, unbelievable.

5.     April 12, 2004: Barry Bonds hits his 660th career home run which tied him with Willie Mays.

6.     Oct. 7, 2010: Tim Lincecum throws a 14-strikeout no-hitter against the Padres. Timmy would throw two no-hitters against the Padres (the second of which came at home on June 25, 2014),

7.     Oct. 5, 2001: Barry Bonds breaks single-season home run record, by hitting his 71st home run of the season, breaking Mark McGwire’s three-year-old single-season record.

8.     Oct. 30, 2012: The iconic picture of Marco Scutaro looking up into the rain after the Giants beat the Cardinals in a game 7 to win the NLCS.

9.     Oct. 14, 2002: Kenny Lofton walk-off single in game 5 of the NLCS, sending the Giants back to their first World Series since 1989.

10. July 10, 2009: Jonathan Sánchez throws the first no-hitter by a Giant in 33 years.

I also follow @DylanIsADragon on Youtube and Insta – He posed the question, who is on the San Francisco Giants Mt. Rushmore. Good food for thought, who are the 4 most iconic Giants, he says Barry Bonds and Willie Mays either 1 and 2 or 2 and 1, hard to argue with that, next he has Buster Posey calling him the catalyst of the Giants dynasty and closing it out he has Madison Bumgarner, based on his 2014 World Series MVP performance including a complete-game shutout in Game 5 and a five-inning save in Game 7. It is hard to depute this list, but I have a hard time leaving out Willie McCovey, Juan Marichal or Will Clark.

Go Giants

More homes are finally hitting the spring market. Will buyers take the plunge?

It's springtime, and "For Sale" signs are popping up in front of homes across the country.

But with so much uncertainty in the economy, it's an open question whether the spring housing market will be hot … or not. Let's check out the forecast.

Mortgage rates and home prices are both high

It's certainly not the cheapest time to buy a home. The average 30-year mortgage rate is now 6.65%, down a bit from January, but still pretty high.

Many analysts predict that mortgage rates will linger around this level for now, especially since the Federal Reserve has indicated it's unlikely to cut interest rates until later this year.

Selma Hepp, chief economist at real estate analysis firm Cotality, says market volatility could bring down mortgage rates. That's because mortgages typically follow the yield on 10-year Treasury bonds, which are affected by investors' worries about the economy.

"Because of the concerns around a slowing job market, because of concerns maybe about rising risks of a recession," Hepp says.

But there are other factors keeping mortgage rates high – among them, inflationary policies like tariffs.

Another deterrent for buyers is the elevated cost to buy a home. The median home price has shot up 47% in just the last five years.

Good news for buyers: more homes are hitting the market

Last year was the slowest existing home sales market since 1995. It wasn’t that people didn't want to buy -- there simply wasn't much for sale.

The big question now is whether a frozen market can begin to thaw. Signs suggest things are starting to shift, with more inventory coming on the market.

In February, there were 17% more existing homes for sale compared to last year, followed by a 10% increase in new listings in March compared to a year ago.

In the last couple years, as mortgage rates climbed, there's been concern about a "lock-in effect" causing homeowners with low interest rates to never move. But the recent uptick in listings suggests that as time goes on, people do end up moving.

More listings should translate to more sales. Return to office mandates are also spurring some folks to move closer to cities, now that they've got to be in the office several days a week.

Increased inventory will put buyers on better footing, giving them more options and more leverage.

For sellers, more competition could mean they have to be more flexible on price. That's already starting to happen. Over 17% of active listings included price reductions in March, according to Realtor.com -- the highest for any March since 2016.

Economic uncertainty clouds the forecast
