July 2026

As we move deeper into summer, the market continues to show resilience, even as buyers gain slightly more options and seasonal distractions begin to set in. While broader headlines may suggest a more balanced market, what we’re seeing at the closing table tells a clearer story: well-prepared, thoughtfully presented homes are still driving strong results.

In June, 77% of Staged Interior homes that reached the closing table sold at or above the asking price, spanning properties from $500K to $3.5M. That continued performance reinforces what we’ve seen all year: as inventory grows, presentation matters even more. Homes that photograph well, feel move-in ready, and create an immediate buyer connection still protect value and outperform the competition.

That momentum is reflected in our own growth as well. As of today, we have staged over $285 million in real estate value across 176 total stagings this year alone, a milestone that speaks to both our clients' trust and the continued demand for strategic presentation in today’s market.

This month, we’re sharing another standout success story, celebrating a major company milestone, and taking you behind the scenes as we continue to grow and serve more people than ever before.

Let’s dive in.

From first impression to final offer, staging is your property’s silent closer.

SPOTLIGHT

Two Staged Interior Homes Ranked Among DC's Highest Sales

In April, a list was released highlighting the most expensive homes sold in the Washington, DC area, and we were proud to see two of our projects included: 5033 Tilden St. NW and 1101 Dogwood Dr., McLean, both closing for over $5 million.

What makes this especially meaningful is the difference in scope between the two projects. At Tilden, we completed a full-home staging, while at Dogwood, we strategically staged select key areas to enhance the buyer experience where it mattered most. Both delivered strong results in the luxury market.

This serves as a powerful reminder that staging is not one-size-fits-all. Whether through full-home execution or targeted key-room staging, thoughtful presentation helps luxury properties feel complete, intentional, and easier for buyers to connect with. In high-value sales, even strategic touches can play a meaningful role in strengthening perception and supporting stronger outcomes.

SWEET SUCCESS

Three Days. Multiple Offers. One Standout Listing.

This month’s featured success story takes us to 2101 Reynolds St in Falls Church, VA, a beautifully presented listing that sold in just 3 days on the market and closed $138,500 over asking.

Results like this are a strong reminder that buyers are still moving quickly and competing aggressively for homes that feel move-in ready from day one. In a market where buyers may be more selective, thoughtful staging and strategic presentation continue to play a major role in creating stronger first impressions, building urgency, and supporting standout outcomes.

This living room was staged to immediately create a sense of warmth, openness, and ease the moment buyers walked in. We used a soft, neutral palette with layered textures to brighten the space and keep the focus on the room’s natural light, fireplace, and indoor-outdoor connection. The furniture layout was intentionally designed to define conversation areas while maintaining clear flow throughout the space, helping buyers instantly understand how the room lives. Thoughtful styling like this helps transform a room from simply functional to emotionally inviting, creating the kind of first impression that builds confidence and strengthens buyer connection.

The primary bedroom was staged to emphasize the scale, architecture, and sense of retreat this space offers. With soaring ceilings, expansive windows, and access to a private balcony, the room already had a strong architectural presence, so our approach focused on enhancing that rather than competing with it. We used warm wood tones, soft neutrals, and minimal yet intentional styling to ground the oversized space and make it feel inviting, luxurious, and restful.

By anchoring the room with properly scaled furnishings and clean, balanced design, we helped buyers immediately experience the comfort and lifestyle this suite delivers.

The lower level was staged to showcase its versatility and transform it into a true extension of the home rather than an afterthought. In basements, buyers can sometimes struggle to visualize the space's function, so our goal was to clearly define the space as comfortable, livable, and highly usable. We created a warm, inviting lounge area with soft neutrals and balanced furnishings to make the space feel bright and welcoming, while also highlighting its flexibility for entertaining, relaxing, or multi-purpose living. This kind of intentional staging helps buyers see added lifestyle value, not just additional square footage.

Congratulations to the sellers, listing team, and everyone who helped bring this property to market so successfully. From the first impression to the closing table, this home is a great example of what happens when preparation and presentation work together. Every staged space helped tell a cohesive story, making it easier for buyers to connect emotionally and recognize the home’s full value.

BEHIND THE SCENES

More Than Staging: Sharing the Strategy

We’ve been investing more time in creating educational content to help the market better understand what staging really does and why it matters. While beautiful design is part of the process, the real value of staging goes much deeper. It’s about creating stronger first impressions, helping buyers connect faster, maximizing value, and supporting better outcomes at the closing table.

Our recent content has focused on the practical questions people actually care about, from listing prep tips to buyer psychology and the design decisions that influence how a home performs. As we continue building out these resources, our YouTube channel is becoming a valuable hub for useful staging education, real-world insights, and guidance for anyone looking to position a home more effectively in today’s market.

TRICKS OF THE TRADE

Staging Is Strategy, Not Personal Style

One of the most common mistakes we see is treating staging like interior decorating. While both involve design, their purpose is very different. Decorating is personal. Staging is strategic.

The most effective staging decisions are rarely about what the homeowner loves or what anyone on the listing team would choose for their own home. Instead, strong staging starts with understanding the property’s ideal buyer and creating an experience that feels aligned with how that buyer wants to live.

That perspective changes everything. It shifts the focus away from personal preference and toward what actually drives results: better flow, clearer functionality, stronger emotional connection, and a more memorable first impression. When buyers walk into a home and can instantly see themselves there, hesitation decreases and confidence increases.

The best staging doesn’t ask buyers to appreciate someone else’s style. It creates a space that feels effortless to connect with, making it easier for them to say yes.
