Report: Polk County cities dominate nationwide spots for snowbirds
Business Observer · Oct 10
A StorageCafe study ranked Winter Haven first and Lakeland second of 472 cities, with Lake Wales 10th, Haines City 14th and Auburndale 21st. Nearly half of Winter Haven's vacant homes are seasonal. Seasonal renters fill units in winter and leave them empty in summer, which matters to anyone offering short leases.

My Take On Polk
Two small Winter Haven apartment buildings are on the market. 3801 Avenue J, 12 units built in 1975, asks $200,000 a unit. 750 Avenue C, 15 units built in 2021, asks $206,667 a unit. Now look at what closed. Every Polk apartment building of 10 to 60 units that sold in the last 12 months was built in 1989 or earlier, and they sold for $85,300 to $178,571 a unit. The Lake Silver building in Winter Haven sold in July at $123,913. A 1975 building priced like new construction will sit on the market. If you are thinking about selling older stock in Polk, price it off what has actually closed, then adjust for condition and rent roll. The asking prices you see online are hopes. The closed sales are what buyers actually paid.

Value changes every year. Your plan should too.
Owners who get a BOV every one to two years make the hold, refinance, sell and estate decisions on current numbers instead of the price they paid. A Broker Opinion of Value from Verdad CRE puts a current market value on your building and the return on the equity in it. Confidential and at no cost.
