Orlando, Florida Metro Multifamily Market Update: Q1 2026 QTD

The Inflection Point Has Arrived.

Austin crashed. Dallas is recovering. Houston is stable.

An inflection point has likely arrived for Orlando.

We've just completed a comprehensive analysis of Orlando's multifamily market through QTD 2026. The data tells a compelling story of a market that weathered the supply wave better than most. Like Houston, it stands to benefit from a substantial reduction in supply in spite of only moderate damage from the supply onslaught.

Here's where Orlando stands: From Q1 2023, vacancy rose 260 basis points to a high of 10.4% and a current figure of 10.3%. Painful. But, nothing like some of the more volatile markets.

Rents declined 3.7%. Not ideal. But certainly not a collapse. Orlando took a punch, stayed on its feet, and is just beginning to stabilize.

The story now is the trajectory. Year-over-year rent growth has improved from -2.0% in early 2024 to just -0.4% today. Vacancy has held steady in the 10-10.5% range for three straight quarters. The bleeding has stopped.

And the setup going forward? Orlando's construction pipeline, like most markets, has collapsed 52%. Deliveries are running 40% below 2024 levels. Meanwhile, Florida's migration wave continues pushing absorption above 8,900 units annually. The math is turning.

What you'll find in this analysis:

  • Why Orlando's correction was moderate compared to Texas peers
  • How rent declines went from -2.0% to -0.4% (and what that signals)
  • The Florida migration factor effect
  • Pipeline reduction timeline and what it means for 2026-2027
  • Why Orlando may offer the best risk-adjusted entry point in the Sun Belt

For investors seeking Sun Belt exposure in a high-growth market, Orlando offers a compelling alternative. Greater upside potential than Houston. Less downside risk than Austin.

There's a lot of "noise" in our business. Whether you're evaluating potential acquisitions, refinancing existing assets, in lease-up, or analyzing your geographic exposure, this synopsis gives you basic market intelligence on where we've been and where we're going in a 3-minute read.

The multifamily landscape is shifting. Each market area will follow a unique path. Atlanta and DFW illustrate that the negative effects of oversupply can dry up quickly when new construction slows. Houston tells us that markets can react differently to supply shocks. Austin reiterates that the boom markets are often hit the hardest when shocks arrive. Orlando emerges as a potential Goldilocks market.
