Lessons from the Market: What 2025 taught tenants and how to plan for the year ahead

The commercial real estate market in 2025 was defined by normalization. After several years of disruption, both office and industrial markets began to return to patterns that closely resemble historical norms. This shift is important for tenants planning real estate decisions in 2026.

Stability returned to the office market

Office demand in North Texas remained steady throughout the year. Corporate relocations continued to support utilization across the region. Most companies operating in office space now follow a three to four-day in-office schedule. Fully remote users have largely exited the market.

New office construction slowed significantly in 2025. Higher interest rates and stricter lending requirements are limited to new development. Rising construction costs also played a role. As a result, new supply remains constrained. Office vacancy in the Dallas-Fort Worth market is approximately seventeen percent. Long-term averages range between fifteen and sixteen percent. While vacancies are still elevated, it is much closer to historical norms than recent market narratives suggest.

Industrial demand returns to historical patterns

The industrial market followed a similar path. Leasing activity cooled after the surge seen during the pandemic. Demand returned to more predictable levels. Year-over-year rent growth ended in 2025 at approximately five percent. Annual rent growth is expected to continue normalizing into the three to four percent range. Industrial vacancies increased to around nine percent. This level remains slightly above long-term averages.

Demand remains strong from third-party logistics providers, e-commerce users, and industrial wholesale suppliers. New development remains limited due to high capital requirements and elevated interest rates. This has contributed to a more balanced industrial market.

DFW continues to stand out

Dallas-Fort Worth continued to outperform many other U.S. markets in 2025. Population growth remained strong. Corporate relocations continued across multiple industries. Business expansion activity also remained consistent. The region further established itself as a growing financial center. This momentum is expected to support additional office demand in 2026. For tenants outside the market, these trends are not always visible through national data alone.

Construction timelines have lengthened. Permitting processes have become more complex. Build-out costs remain elevated. These factors require tenants to begin planning lease decisions earlier than in past cycles.

What tenants should take from 2025

The most important lesson from 2025 is that normalization does not signal weakness. It signals stability. Tenants waiting for dramatic market corrections often miss opportunities. Interest rates remained higher than many expected in 2025. Capital market shifts did not immediately translate into tenant savings. Historically, rent adjustments lag broader market changes. This process often takes up to twenty-four months.

The most successful tenants focused on structure, not speculation. Flexibility, operating expense protections, and renewal leverage delivered meaningful long-term value.
