RESIDENTIAL REMINDERS
Covenants: River Landing is a community governed by covenants, or the “rules” of the development. All property owners should be familiar with these documents and where to find them. You can locate the River Landing covenants on the POA website, or by clicking on the link at the end of this message.
Architectural Standards: River Landing is subject to Architectural Standards and Guidelines when building a home. Even after your home is built, any substantial changes to the exterior (i.e. additions, color changes, tree removal requests) are subject to approval by the Architectural Standards Committee (ASC). If you have questions about the architectural process, please contact Dawn Sprye, dsprye@riverlanding.com
Landscape: All owners are required to keep their landscape in a neat, clean, and sanitary condition. Lawns should be free of uncut grass and weeds and should be properly watered. If you feel you have a special circumstance, please contact the POA office for guidance. Contacts are listed below.
Property Leasing: No properties are to be leased for a period of less than six months. It is the responsibility of the property owner to make sure your tenants are aware of the rules and regulations of the community, and to notify the POA office when there is a change of occupancy.
Speeding: The posted speed limit in River Landing is 25 miles per hour. There are many children, walkers, runners, bicyclists, landscape and maintenance crews throughout the community, and speeding of any kind endangers all of these individuals, as well as other drivers. The Association monitors speeding and is authorized to issue fines.
Personal Golf Carts: All personal golf carts should be registered with the main gatehouse and display an official River Landing decal. All drivers must be 16 years of age or have a valid state-issued operator’s license. Golf carts must comply with the traffic laws of North Carolina.
Parking: Vehicles should not park on the street overnight, with certain short-term exceptions as approved by management. Vehicles should not be parked on grass or damage vegetation. Boats and recreational vehicles may not be parked or stored on any portion of a property for more than 48 hours, unless it is not visible from the street (for example, in an enclosed garage).
Waste Containers: Trash and other waste receptacles are required to be kept in an ASC approved enclosure or otherwise screened from view. During the hot summer months, our trash provider requests that all receptacles be placed by the curb the evening prior to collection so that crews may start their pickup earlier. Containers should be put away from view on the evening of pickup.
Pets: When outside the confines of your own property, dogs and other large animals must be on a leash and not allowed to run loose in the development. Not only is this a covenant, it is also a Duplin County ordinance. In addition, please be considerate of your neighbors and our landscape crews by picking-up after your pet.
Fishing: All ponds are catch and release. While the banks around the ponds are common areas, please be considerate of your neighbors privacy and avoid fishing from behind their homes. Residents should have permission from the property owner when crossing over or fishing from an owners lot. Fishing from the golf course is not allowed during golfing hours.
Guest lists: Please remember to use our online visitor management system to add visitors to your guest list prior to their visit. You can access the Capsure site by clicking on the link below.
