Father's Day Giveaway

We're raffling off two tickets to the New York Mets vs. Philadelphia Phillies game on Saturday, June 20 at 7:15 PM. Stop by the office for entry details.

🌺 Aloha Summer Pool Party

Join us poolside for our summer kickoff on Thursday, July 30 from 3 PM to 6 PM. Aloha Summer theme, with a DJ and food.

Mr. Frosty will be on site from 4:30 PM to 5:30 PM. Grab your leis and come cool off with us.

Movie Night by the Pool

A family-friendly film under the stars on Thursday, August 27 at 7:30 PM, running until the end of the movie. Light snacks and refreshments provided. Film title to be announced.

Drive Slowly Through the Courts

Watch for pedestrians, children, and pets.

Please drive slowly and cautiously within the community.
Children should not climb or play on the mailboxes.

Don't Feed the Geese or Ducks

Let nature stay wild.

Feeding wildlife encourages them to stick around, which means more mess on the property and in the pool. Help us keep the community clean.

Cigarette Butts and Balconies

Mulch ignites easily.

Please do not throw cigarette butts off balconies or patios into the grassy areas.

Pet Policy

All cats and dogs must be registered.

Pick up after your dog and keep them on a leash on the property.
Visiting pets are not permitted at our community for the safety and comfort of all residents.

Stairwell and Balcony Storage

Fire hazard.

Storage under stairwells and on balconies is not permitted. Report leaks and damage to maintenance promptly.

Trash and Recycling

No trash near front doors.

Don't dispose of plastic bags in the recycle bins, and don't use the dog waste stations for regular trash.

Renewals: Insurance and Pro-Rated Rent

Two things to check before the 5th.

Update your renters insurance to reflect $300,000 personal liability.
Pro-rated rent posts in two portions. Verify the details before the 5th to avoid late fees.
If paying by personal check, keep your signature off the routing or account number at the bottom.

Please keep noise to a minimum during these hours so all residents can enjoy their homes.

Call (609) 613-5330 for after-hours emergencies (no heat or hot water, no electricity, sewer back-up, water leak, or gas odor). For fire, call 911.

Make sure your work orders are clear and accurate. This helps us address concerns quickly and efficiently.

Submitting a request gives us permission to enter your home. We do not call ahead or schedule appointments.

Parking Reminders

A few reminders to keep parking smooth and safe for everyone.

Park in Designated Spaces

Please park only in marked spaces and observe all posted signs. Do not block fire lanes, dumpsters, walkways, or other residents' vehicles.

Visitors and Residents

Guests should use visitor parking, and resident vehicles must display any required permit or tag. Inoperable or unregistered vehicles may be subject to towing.

What's Available to You ✨

🏊 The Pool Is Open for the Season

Part-Time Hours (May 23 to June 19): Weekends only, Saturday and Sunday, 11 AM to 7 PM.

Full-Time Hours (June 20 to September 7): Monday through Friday, 11 AM to 7 PM.

Pool passes are required, one per lease signer each season. Stop by the office for your pass and a copy of the pool rules.

Packages delivered directly to the Hub.

Packages from Amazon and third-party carriers (UPS, FedEx, etc.) go directly into the Hub.
You'll receive a notification with a one-time pick-up code.
Packages must be picked up within 3 days of arrival.
