Hello, Whispering Bluff neighbors!


I hope this message finds you all doing well. I’m excited to be returning to the board for a second term. My wife and I purchased our condo in early 2017, and I first joined the board later that year, eager to contribute to our wonderful community.


From the beginning, I’ve been impressed by the dedication of our board members and officers, who work tirelessly to protect our investments and enhance our community. Every major decision is thoughtfully discussed and always made with the best interests of all owners in mind. This commitment remains strong with our current board, officers, and our incredible property manager, Leslie—who truly is the glue that keeps everything running smoothly.


I recently rejoined the board after stepping aside to allow another owner the opportunity to serve. I strongly encourage all owners to consider getting involved. Serving as a board member or officer is a great way to make a positive impact and ensure our community continues to thrive.


Our time at Whispering Bluff has been even better than we imagined, and I look forward to continuing to work together to create lasting memories in this amazing place we call home.

SAFETY TIPS & HELPFUL INFORMATION

WARNING - Fire Restriction II:

As of March 10, Ruidoso is now under Level II Fire Restrictions. Please see the Restriction Guidelines from the Village of Ruidoso.


Fire Safety & Smoking Reminder

NOTE: Currently, smoking outdoors on private or public property is strictly prohibited by the Village of Ruidoso Fire Restrictions, except inside an enclosed vehicle or inside a building. Please fully extinguish cigarette butts to prevent waste from being carried away by high winds. Proper disposal helps maintain cleanliness and reduces fire risk. Additionally, please stay alert for fire danger warnings and emergency notifications as temperatures rise. The community will issue alerts through email and posted notices in common areas when fire danger levels increase. Residents are encouraged to review their emergency preparedness plans and ensure they have necessary supplies in case of an evacuation order.



Grounds Maintenance & Fire Safety

Pine needle clearing is currently underway as part of our annual maintenance plan. This is a continuous process necessary for safety and fire prevention, as accumulated pine needles can pose a significant fire hazard. If you notice areas needing attention, please report them to the manager.


Parking

Just a reminder that parking is limited to one (1) vehicle per unit. If you have more than one vehicle, please be sure to park in areas that are less occupied to allow room for all residents. If you have a rental property, please inform your tenants and/or guests to do the same.

UPCOMING PROJECTS

Upcoming Scheduled Brownouts

PNM has scheduled brownouts in the coming months due to increased demand on the power grid. These outages may last for short periods and could impact electrical appliances, heating, and internet services. Please plan accordingly by charging essential devices in advance, having backup lighting sources such as flashlights or battery-operated lamps, and minimizing energy use during peak hours to help reduce strain on the system.


Structural Engineer Inspection

A structural engineer is expected to conduct a full inspection of the complex during the spring months. This review follows the inspection completed approximately four years ago and will help ensure the ongoing safety and integrity of our buildings. The inspection will include a thorough assessment of the foundation, support structures, and overall building condition. Residents will be notified if any temporary access restrictions are necessary during the inspection process.


Gutter and Downspout Cleaning

Contractors will be on-site this spring to clean the upper gutters and downspouts, which are not safely accessible from the decks. Prior to this, lower gutters were cleared where safely reachable. Regular maintenance of our drainage system helps protect the property from water damage, especially during the rainy season. Please ensure that personal belongings and outdoor furniture are secured or moved as needed to facilitate the cleaning process.

The total assets as of March 6, 2025 is $38,029.93


2nd Quarterly Statements will be mailed on March 15, 2025 and are due on or before April 15, 2025


Please ensure that payment is made on time to avoid late charges.
