Hello Friends! ☀️

May has a way of easing us right into the start of summer. The days are longer, the sunshine is warmer, and life naturally begins to move outdoors. It’s the perfect time for porch sitting, backyard gatherings, and enjoying everything this season has to offer.

With May in full swing, many of us are spending more time outside, refreshing our homes, and getting ready for the busy summer months ahead.

In this month’s newsletter, I’m sharing updates on the real estate market, tips for sprucing up your patio or deck, a delicious recipe to enjoy, and practical ideas to help you make the most of your home this time of year.

You’ll also find helpful resources if buying or selling has been on your mind—my Buyer and Seller Guides are linked at the bottom of this newsletter.

Wishing you a beautiful May! 🌿

May Home Maintenance Checklist

We’ve been fantasizing about it for months, and finally warmer weather has arrived. We know: You just want to fire up the grill and start working on your tan—we do, too! But before you can kick back in your hammock (or in your pool on your giant patriotic bald eagle float, if that’s your thing), there are a few tasks you’ll need to tackle.

May Lawn and Gardening: Refresh your Recreational Space for Spring

As the warm weather settles in, it’s a great time to focus on reviving your outdoor space, especially your patio or deck if you plan on doing any entertaining. While other parts of your home’s exterior also need attention, this spot is where you and your guests will gather. And between ice, snow, rain, and whatever else Mother Nature might have hit it with, it’s likely a little worse for wear. That’s why now is the perfect time to give it some extra care, ensuring that it’s prepped and ready for you to enjoy in the months ahead.

May Home & Decor: Sustainable Summer Decorating

With the summer sun shining bright and warmer temps creating a relaxing air, you may be looking for a way to bring those easy going vibes indoors by refreshing your home’s design.

May Real Estate News: 8 Things Not Included in a Home Inspection

The home inspection is an essential part of your homebuying journey. Your inspector can identify potential problems in the house, such as foundation damage and a leaky roof, before you head to closing—giving you time to negotiate repairs. However, the inspector only conducts a basic visual inspection of some home components and will not check other areas.

While the requirements for a home inspection can vary from state to state, the list below includes the parts of the home that require additional professional inspection. Always make sure you know exactly what is and isn’t part of your home inspection.

A Recipe for You: Rolled Mushroom Omelette

Serves 6

Ingredients:

  • 1½ cups button mushrooms
  • 2 tablespoons plus 4 tablespoons clarified butter
  • 15 eggs
  • ½ bunch chives, snipped, for garnish
  • Fine sea salt, freshly ground pepper

Instructions:

  1. Wipe the mushrooms with a damp cloth, or brush with a dry brush, and cut them into quarters.
  2. Melt 2 tablespoons butter over high heat and, when it is sizzling, sauté the mushrooms. Season with salt and pepper.
  3. Break the eggs into a mixing bowl. Season and beat, using a whisk or a fork.
  4. Grease a nonstick pan with most of the remaining butter (set aside a little to clarify and brush over the omelet) and heat it. When it is hot, pour the eggs in and cook over high heat, constantly folding over the coagulated edges towards the center as the omelet cooks. It must be creamy and the omelet must not brown. Add some of the quartered button mushrooms.
  5. Tilt the pan downward holding the handle upward. Roll the omelet over itself, from top to bottom, with a fork.
  6. Give it a nice gloss with a little clarified butter.
  7. Arrange the remaining mushrooms on the serving dish and scatter with snipped chives.

HAPPY MAY TO YOU AND YOURS!

As we move further into the season, there’s just something about this time of year that feels good all the way around. The days are a little longer, the sunshine sticks around a bit more, and everything outside seems to be coming back to life. It makes you want to open the windows, slow down a little, and enjoy it.

Allen and I have been soaking up these nicer days whenever we can—whether it’s a quiet evening at home or just appreciating the simple things that come with a change in seasons. It really is a sweet time of year. A few Sundays ago, we went to a wine tasting at Rayson Vineyards in Advance, NC. I would highly recommend a visit to their restaurant, tasting room, and outdoor facilities.

Real estate is starting to find its rhythm again too. I’ve been catching up with clients, answering questions, and helping folks think through their next steps—whether that’s soon or somewhere down the road. It’s always fun to be part of those early conversations when ideas start turning into plans.

I'd love to hear what you’ve been up to lately. Are you getting outside more, planning a trip, or working on something around the house?

Wishing you a wonderful month ahead filled with sunshine, fresh air, and a little time to enjoy it all. 🌿
