Dear GWE Owners,
Below please find the day-to-day activities for Gulf Winds East through the month of October:
-
Dumpster Removal: Following a year of restoration work in Building D, the open dumpster across from Building C has finally been removed from our parking lot.
-
Elevator Inspection: The elevators have been inspected by Delaware and are all fully operational.
-
Cleaning: Anthony Brown has finished cleaning all three floors in every building. GWE is getting our complex ready for the return of the snowbirds.
-
Pickleball : Anthony Brown will be assembling and installing our new pickleball net.
-
Permitting Issues: Next week, the remaining open permit issue, that dates back to 2018, will be resolved by next week.
-
The Annual Fire Department Inspection: The final Fire Department inspections will be closed out following their last re-inspection on November 9th.
-
Pond Fountain: We are awaiting a warranty credit from Lake Doctors for their proprietary Kasco pump. Scheduling installation is still pending with Lake Doctors.
-
Roof Repairs: Leaky roof projects on Buildings D and E are expected to be completed next week.
-
Water and Mold Remediation: Water and mold damage was uncovered in Building G. SERVPRO's proposal has been approved to begin work.
Financial and legal matters:
- Building D: We recently retrieved funding for the 2025 water damage.
- Building H: There is still an extensive $27k lawsuit pending for 2025 water damage.
- Building A: The board recently approved a $12k lien on a unit for past-due HOA fees.
-
Sidewalk Maintenance: After an extensive search, a sidewalk sandblasting proposal is due in from McCloud Construction Co. We are also evaluating hydro (water) blasting as a more cost-effective and less intrusive alternative.
-
Pool Maintenance: Sweetwater replaced the auto-fill system $450 and installed a new $6,000 water pump.
-
Electrical Repairs: Our handy-man electrician, Brandon, will be restoring exit signs in Buildings A and F (Units 101,201 & 207)
-
Parking Enforcement: Parking violations and potential towing will be enforced behind Buildings C and D. As a reminder, please stop by the office to collect your free parking stickers. This is now a good time to remind GWE owners that we have a strict two car limit which will be enforced.
-
Upcoming Board Meeting: The next board meeting will be focused on the budget and is scheduled for November 20th. Please look for the mailings from Seacrest, our property management company.
Finally, the board is looking to recruit GWE owners who would like to establish a Bocce Ball Court Restoration Committee. Please email our property manager, Alena Gray and let her know when you will be back on-site and what your ideas and suggestions are.
Respectfully,
Robert Polo
GWE President
