This Borrower Received a Scam Email.

Here’s How We Knew It Was Fake.

Scammers are becoming increasingly sophisticated, often using official-sounding language, legal references, and urgent deadlines to make their messages appear legitimate. Recently, a borrower received an email claiming their loan had been suspended and that foreclosure proceedings were underway. While the message looked convincing at first glance, several details immediately revealed it as a scam. The scam examples below highlight some of the warning signs and explain how borrowers can verify whether a communication is truly from ServiSolutions.

The following are explanations for why this email appears fraudulent:

Suspicious Claim

Why It’s a Red Flag

“LOAN ACCOUNT NUMBER – SUSPENDED”

We do not suspend loan numbers.

“Chapters 348 and 349 of the Acts of 2017 (Senate Bill 875/House Bill 1048)”

“Notice of Foreclosure to the Department of Labour, Licensing, and Regulation within seven days of the filing of an Order to Docket or a Complaint to Foreclose.”

“State Commissioner of Financial Regulation”

These claims are only applicable in the state of Maryland. As a ServiSolutions borrower, your loan is based in Alabama, Arkansas, North Carolina, Mississippi or Missouri.

These claims are also only applicable to banks and not the borrower directly.

“Access to this system is limited to specific state, county, and municipal officials or their representatives.”

“Foreclosure Registration System”

These claims are not applicable in the states of Alabama, Arkansas, North Carolina, Mississippi or Missouri.

“... electronic submission of the Notice of Foreclosure.”

A Notice of Foreclosure is completed in the court system, not electronically.

“... new online transaction platform that allow defaulter to pay outstanding balance of your mortgage ...”

Payments are only made directly to ServiSolutions and never made online once the foreclosure process has begun.

“Foreclosure filling date in court house – 07/14/2026”

“Date of auction – TO BE DECLARED SOON”

These claims would come directly from a ServiSolutions attorney and never via electronic mail.

“CUSTOMER SERVICE –

(888) 207-0652”

This is not a ServiSolutions phone number. Please call us directly rather than relying on phone numbers provided in suspicious emails.

The use of the ServiSolutions logo does not mean the communication is from us.

Scammers can use our logo to look legitimate. Photos of our logo can be easily copied and pasted from the internet, so don't assume the presence of the logo means the message is from ServiSolutions.
