Microsoft has been experiencing a global outage affecting Outlook this week. We appreciate your patience as it will take longer for the office to get back to you. Microsoft has not given an ETA for the resolution.

Dear Residents,

As Labor Day approaches, we would like to take a moment to wish you and your family a safe, relaxing, and enjoyable holiday weekend.

Labor Day is a time to recognize and celebrate the hard work and contributions of workers across our nation. Whether you're spending the weekend with family and friends, enjoying community amenities, or simply taking time to relax, we hope you have a wonderful holiday.

Our HOA office will be closed on Monday, September 7, in observance of Labor Day and will resume normal business hours on Tuesday.

Thank you for helping make our community a great place to live. We appreciate each resident and wish everyone a happy Labor Day!

Warmest Regards,

Kristal Timmerman, CMCA, AMS

Jonah Water

Stage 2 Drought Restrictions Effective Immediately

August 19, 2026

NOTICE TO CUSTOMERS: At this time Jonah Water SUD is implementing compulsory Stage 2 water restrictions. We request that all customers comply with the mandatory adjustments outlined at https://jonahwater.com/drought-contingency to reduce ongoing water usage at this time to avoid any further drought contingency actions or interruptions in service.

These compulsory adjustments include reducing landscape irrigation to designated days and times based on address number, washing vehicles except on designated watering days, and reducing recreational water use (yard toys, filling pools etc.).

Please see https://jonahwater.com/drought-contingency for further details.

We apologize in advance for any inconvenience and are continuing to monitor the issue. Please contact our office at 512-759-1286 with any questions or concerns regarding this matter.

Thank you for your cooperation.

Pool Information

Swim Instructors

Vendors, other than the Association vendors, are not permitted to use the common areas, including the pool, at any time. This is a liability to the Association. Please make other arrangements to have your needed services completed elsewhere.

Water Heater

After investigation into the foul odor in the restrooms, we have determined that the water heater has likely failed. Our plumber is currently working with the manufacturer to process the warranty claim and arrange for the installation of a replacement unit.

Toilets in Pool Restrooms

This week, two toilets decided they were no longer going to function properly. After evaluating repair costs, it has been determined that replacing the flush valves with a different type is the most practical long-term solution. Arrangements are being made to complete these replacements as soon as possible.

As a result of the men's only toilet being out of order, that restroom has been temporarily closed. However, because the pavilion restrooms are located within 200 feet of the water's edge, health regulations do not require the pool itself to be closed. Residents may continue to use the pool during this time. We apologize for the inconvenience and appreciate your patience as we work through the repair and replacement process.

Season

Our documents state our pool season is from May 1st to September 30th. Each year, the office requests to extend the season. Reasons why the season may not be extended are typically due to the extra pool vendor costs or needed repairs/maintenance to the pool or restrooms. Unfortunately, our extra wet Spring made all repairs difficult to accomplish.

The pool depth markers have deteriorated and require replacement. Furthermore, the surrounding tile is also showing signs of deterioration, and the original product is no longer manufactured. To ensure a consistent and durable finish, all of the existing tiles will be removed and replaced with a more durable material. The depth markers will be inlayed into the deck so this situation is unlikely to happen again.

This project is scheduled to begin in early October.

Community Standards

Homeowner Concerns & Reminders

1. Lawn Maintenance

  • Treat weeds promptly. (Pulling is best)
  • Simply mowing weeds can spread seeds and root systems, making the problem worse.

2. Shrub Maintenance

  • Keep shrubs trimmed and maintained at an appropriate height. (between 2-4')
  • Shrubs should remain shrubs, not be allowed to grow into trees.

3. Tree Maintenance

  • Remove suckers and low-growth shoots from trees.
  • Gradually prune trees to provide proper ADA clearance.
  • Remove dead trees as soon as possible and replace them with the same species unless otherwise approved.

4. Parking

  • Please park in your garage or driveway whenever possible.
  • Do not block sidewalks.
  • Do not park in designated fire lanes at any time.

5. Storage Sheds

  • Plastic & metal sheds are not an approved material within the community and should be removed.
  • Please refer to the Design Guidelines for approved storage structure requirements and submit an Architectural Review application for any replacement structure.

6. Fence Stain

  • Approved stain: Wood Defender 200 Series, Semi-Transparent Sierra.

Trash & Recycling

Store trash and recycling bins out of view except on collection days. Homes with alley access may store bins on the driveway near the garage door, but bins may not be stored at or in the alley itself.

Concerns can be emailed to the office. Please include a date, time and location of an incident so it can be investigated. Please note, some incidents will require your acceptance to attend a hearing should the resident request one. Otherwise, the office tries to handle things as anonymously as possible. Most situations are resolved without a hearing. Our goal is to work through whatever the problem is, not escalate.

Thank you for helping keep Emory Crossing looking its best!

Landscaping Tips & Tricks

Townhome Residents

Do you know what is included in your assessment?

Please read your documents carefully. Your front yard service is basic yard maintenance (mowing/edging). Plants, trees, shrubs, grass fertilization, and irrigation are your responsibility.

Your yard must be in serviceable condition at the time of mowing. While the landscaper tries to be consistent with the day, weather and other scheduling conflicts do arise.

Maintenance Responsibilities (Exhibit A is a handy chart on pages 35 & 36)

Remember to only use the alleyways in the direction they are marked. Do not park in the alleys. Utilize street parking and your garage.
