🤣 Meme of the Week! 🤣

Thank you to Matt Devitt Weather

Quick Read from Rob:

The surprising reason some homes get multiple offers:

People assume the homes that get into bidding wars are the fanciest ones — the biggest, the most renovated, the priciest on the block. But I've watched modest homes draw a dozen offers while nicer ones down the street sat quiet. After enough of these, the real pattern became impossible to miss.

Homes don't attract multiple offers because they're the best. They attract multiple offers because they're priced and presented to attract a crowd at the same time.

Here's the mechanism. An offer isn't really about one buyer loving a home. It's about that buyer seeing other buyers want it too. Scarcity and competition do something logic can't: they turn "I like this" into "I can't lose this."

When several people show up in the same window, and each senses the others, the price stops being about value and starts being about winning.

The one lesson is this: multiple offers are manufactured, not lucky. They come from pricing a home so it feels like an obvious value — sometimes even slightly under what you expect — so that instead of one cautious buyer negotiating you down, you get several eager buyers pushing each other up.

It feels backward. Sellers want to start high to "leave room." But starting high scatters buyers across weeks, so they never feel each other's presence. Starting smart concentrates them, and a concentrated crowd bids against itself.

The counterintuitive truth: sometimes the way to get more is to invite the right price, not the highest one.

Want to know how to price your home to create competition instead of killing it? Reply "OFFERS."
