Want to be a compliance guru? Here are some of our frequently asked compliance questions:
Q: What are the Sentrilock lockbox hours?
A: The Sentrilock lockbox can be accessed between 6 a.m. to 8:59 p.m. CVR MLS can not extend the access window beyond these times.
Q: If my seller wants to delay the entry of their listing into the MLS, what should I do?
A: If your seller has requested a delay in the entry of their listing into the MLS that falls outside of the CVR MLS submission window, then you must submit a Seller Opt-Out Authorization Form (CVR 145 in the Instanet library.) The form must be sent to CVR MLS within three (3) days of the Seller’s ratification of the listing agreement. Remember that if any public marketing is performed, you must enter the listing into the MLS within one (1) business day.
Q: NAR’s Clear Cooperation Rule states that I must enter a listing into the MLS within one (1) business day if a listing is publicly marketed or advertised. What is considered public marketing?
A: The NAR definition of Public Marketing includes, but is not limited to, flyers displayed in windows, yard signs (with or without “for sale” noted), digital marketing on public-facing websites, brokerage website displays (including IDX and VOW), digital communications marketing (email blasts), multi-brokerage listing sharing networks, and applications available to the general public. Basically, any marketing outside of your firm is public marketing.
