Opportunity in Salem City

Dear Community Partners,

I am writing to inform you that 74 W. Broadway is currently for sale.

74 W Broadway, Salem

$210,000 ·  7beds · 4baths

https://apps.realtor.com/mUAZ/umvnoj0t

This property has historically operated as a group home. In my capacity as Zoning Officer, I can confirm that it may continue to be used as a group home, provided the operator maintains the appropriate licensing through the State of New Jersey. Under our local zoning framework, group homes are treated as single-family residential uses and are permitted accordingly.

As the City continues to identify practical, near-term solutions to address homelessness and housing instability, this presents a viable opportunity for an experienced nonprofit or service provider. The property is competitively priced and offers the potential to quickly bring a needed housing resource back online.

Please consider sharing this opportunity within your networks. For additional details, interested parties should contact the listing realtor or property owner directly.

If you have any general questions related to zoning or use, feel free to reach out.

LABOR DAY WEEKEND - DELAWARE VALLEY BLUE GRASS FESTIVAL

The Brandywine Friends of Old Time Music will present the 54th Annual Delaware Valley Bluegrass Festival at Salem County Fairgrounds on Labor Day Weekend, September 4-6, 2026.

I have attached our flier announcing our outstanding lineup of performers with hopes that you can post it in the E News?

As always, we are interested in getting some of our visiting festival fans out into the community to support our local businesses. We have around 2500 in attendance with time on their hands and a few bucks in their pockets. I wonder if you and the Chamber might have some thoughts on this? We have campers the the fairgrounds for six days, and many are interested in getting out and around the County.

We also have Vendor booths available in one of the pavilions.

I am available if you would like to discuss further.

Thanks.

Best.

Brian
