August 2026 Market Update
The Treasure Valley housing market remained steady in August, with home prices continuing to hold up well as we head toward fall. Ada County had a particularly strong month compared to last year, with closed sales up nearly 15% and the median sales price up 6.8%. Canyon County prices also remained above last year, although sales activity was a little softer.
Month over month, pending sales declined in both counties and homes took a little longer to sell, which is fairly typical as the busy summer season winds down. Inventory remained relatively stable, giving buyers a good selection of homes while sellers continue to benefit from home values that remain above last year's levels.

Fall Market Outlook:
As we head into fall, I expect the Treasure Valley market to remain fairly balanced. Buyers should have a little more negotiating power as homes take longer to sell and the pace of new pending sales slows. For sellers, pricing will become increasingly important, as buyers have more time to compare their options and may be less willing to overlook an overpriced home.
Overall, home values continue to show strength, particularly when compared to last year. While we may see the typical seasonal slowdown this fall, properly priced and well-presented homes should continue to attract buyers.
