The Q3 Assessment will post July 1st, 2025.

Master: $195 | Townhome: $345 + $195 | Condominium: $60 + $195

Management ID: 6675 | Association ID: 395 (Master), 409 (Condo)

A $25 late fee plus interest will be applied to past due accounts. To avoid extra costs, please log into your payment portal and double check your account balance before submitting payment.

Amenity access has been removed if you are 45-days past due (5/15/25), per the documents. Please contact the office for reinstatement after your account is in good standing.

In The Know

Landlords: Quite a few tenants are rejecting your mail. The most likely reason for receiving mail is due to a compliance issue, but billing statements can also be sent through the mail. Please update your mailing address through the Resident Portal.

Townhome Front Yard Service: Please note, if your yard is not ready to be mowed, it will be skipped. Service will not be rescheduled. Please make sure all scat, toys, etc. are removed from the yard daily. The landscapers are typically here on Thursdays, however it could be mowed any other day as scheduling is not guaranteed due to various reasons.

Summer Parking: Summer is upon us and we know recreation is a big deal. Please notify the office if you will have an recreation vehicle out. There are certain restrictions and recommendations regarding them due to our narrow streets. Without notifying the office, you could be sent a notice, which isn't something we like to do. Communication is key!

The Amenity Center parking lot is not a designated overflow parking. You must be utilizing the common areas while parked there. Towing is enforced at your expense.

It is wasp season! If you see an active nest, please report it. Check under tables before you sit!

Pool season: The rules are in place for the safety of you and all other residents. They are also in place for city, county, and state compliance.

Drink at home. Not the Amenity Center. Alcohol is not permitted and is against the law to have within 500 ft of the pool.

Do not prop any gates open. The only gate that should be used is the pool gate with fob access. The other two gates are for maintenance personnel only. They are not entrance or exit gates.

Limit guests to 6 per household. It is ok to tell people they have to use their own fob. If your fob is not working, please contact the office. Do you have a current lease on file? Is your HOA account current? These are two common issues. The Past Due Report was reconciled last week and this may affect some tenants, even with a valid lease on file.

Don't have a fob? Be sure to fill out the amenity waiver.

Fobs are processed at least twice a week. The office is trying to process more often. Please check your Spam folder for an email from ProDataKey with the instructions on how to complete the process. The email is no-reply@accounts.pdk.io and will be named ProdataKey Cloud Systems. This link will expire in 72 hours, so it is important to check your email and Spam. You are welcome to email the office if you need access sooner. The office will process everything as quickly as possible.

Please review the rules for the pool and the amenity center before you make plans. Also, check the weather! If there is lightning nearby, the pool will not be open until it is safe.

Compliance Corner

Entering the pool without a fob is a violation. Make sure you have an active fob by being current on your assessments and, if a tenant, a valid lease on file. Leases must be a minimum of 6 to 12 months, depending on the requirements of your documents.

Eating and drinking in the pool is against the health code and Pool Rules. Violations will be sent to those who continue to jeopardize the pool's pH.

Please make sure weeds are treated with a post-emergent or pulled by hand. Read the instructions, as there are temperature guidelines for certain applications.

Trash cans must be stored out of view when it is not your trash day.

Please remember, if you are in the alley or fire land, you can be towed at your expense.

Please slow down. Our speed limit is 30 mph. Remember, there are a lot of children and pedestrians in the neighborhood.

Speeding is not saving you a significant amount of time. Seconds, at most.
