President’s Message

As we move into the heart of the spring homebuying season, the energy in the Iowa mortgage market is heating up. Following our successful spring conference in Coralville, it is clear that our communities are more focused than ever on bridging the gap between housing demand and affordability.

While the One Big Beautiful Bill Act has brought some stability with the permanent reinstatement of the mortgage insurance tax deduction, we continue to operate in a landscape where inventory remains tight in areas, but increasing and creative financing is no longer just an option, it is a necessity.

Our goal at the IMA remains steadfast in promoting homeownership through education and advocacy. As we see a shift in borrower needs, I encourage you to lean into the resources that set IMA members apart:

Leveraging local tools — With federal down payment assistance programs largely unchanged, the role of the Iowa Finance Authority and local community programs is more critical than ever. Mastering these grants, as well as forgivable and deferred loan options, is what makes us indispensable advisers to our clients.

Innovation in lending — Whether it is purchase-rehab initiatives or specialized workforce housing benefits, the ability to offer tailored solutions is what drives our industry forward this year.

Professional excellence — Congratulations again to our 2025 President’s Club and Winner’s Circle honorees. Seeing so many of you reach 100-unit and multimillion-dollar milestones is a testament to the resilience of Iowa’s mortgage professionals.

As we look toward the summer, I challenge each of you to find one new way to engage with your community. Whether it is hosting a first-time homebuyer workshop, exploring housing assistance programs or connecting with local employers to discuss housing as a benefit, our collective efforts are what sustain the Iowa economy.

The IMA board and committees are already preparing for the IMA Fall Conference, Oct. 5-7, at the West Des Moines Marriott. The golf outing is back, and we have a great lineup of activities and speakers planned, so you do not want to miss this conference.

We need to drive attendance and membership, so I ask again that if you know a peer who is not registered, encourage them to become a member and get involved. Thank you for your continued dedication to the IMA and to the families across Iowa seeking the dream of homeownership. Let’s make this a record-breaking season.

The letter states, “seller/servicers must ensure these technologies are deployed safely, legally, ethically and in alignment with Fannie Mae’s expectations.” Fannie Mae’s letter includes a list of requirements sellers and servicers must comply with when using AI/ML, including policies and procedures, managing vendor risk, and more. Lenders may contact their Fannie Mae account team with any questions about this letter. Servicers may contact their Fannie Mae servicing manager or single-family servicer resource center.

CFPB Revises Fair Lending Enforcement

On April 22, the Consumer Financial Protection Bureau (CFPB) issued a final rule to remove disparate impact from enforcement of the Equal Credit Opportunity Act, clarify the prohibition on discouraging prospective applicants, and establish new limits on special-purpose credit programs offered by lenders.
