The Lowest Priced Property is an 1034 Sq Ft. 2BR/2Bath Villa (off the golf course) for $379,900 (10 Days on the Market) up to a 3208 Sq Ft 3BR/3Bath Single Family Home, with a 2 Car Garage on the golf course for $1,980,000. (72 Days on the Market)

A couple of interesting Observations:

• The average selling price per square for both the golf course and off golf course properties were virtually the same from from April to May 2026
• The average time for a Siena home to sell so far this year is 40 days.
• My view has always been that if your home has been on the market for over 60 days and your getting virtually 0 (Zero) showings, you have to check with your Realtor and make a more competitive price adjustment.
