This is why every dollar matters when you sell your investment property

The Multiplier Effect of Adding ONE Additional dollar to your net operating income

Thinking About Selling Your Investment Property? Here's How to Maximize Its Value.

If you're considering selling an investment property, you want to sell it for top dollar.

Who wouldn’t? Every prudent seller aims for the highest return possible.

From an investor's perspective, the decision ultimately comes down to one key factor: the numbers. Sure, location, functionality, and property condition matter, but they’re important because they impact the bottom line.

If selling is on your horizon, even if it's a few years out, the time to start planning is right now. The key to maximizing your sale price lies in preparation, particularly with leases. For example, if you need to sell in two years but your tenant's lease expires in six months, now is the time to plan.

Key Factors That Impact Value

1. Expenses

In our market, NNN (Triple Net) leases are standard. These leases require tenants to cover their share of property taxes, insurance, and maintenance. If your tenants aren’t paying these expenses, you could be losing thousands annually, which significantly reduce your property’s value (more on that below).

Buyers will also consider future capital expenditures, such as roof replacements, HVAC upgrades, or repaving a parking lot, when evaluating the property’s value.

2. Income

This is the most obvious driver of value. Ask yourself:

Are your tenants paying market rent?

Are those rents locked into long-term leases?

Are any leases expiring soon?

If so, how long would it take to find a new tenant?

Stabilized income streams tied to long-term, market-rate leases are extremely attractive to buyers.

3. Future Sales Price Considerations

Buyers will factor in:

The property’s location

The ease of future leasing

The potential for rent increases

Market trends and area development

All of these influence how sellable and leasable the property will be in the future.

The Multiplier Effect: Turning $1 Into $11.49

Most investment properties are priced based on a capitalization rate (cap rate). In Spartanburg County, the average industrial sales cap rate is 8.7%.

That means for every $1 increase in Net Operating Income (NOI), the value of your property increases by $11.49.

Example:

If you own a 50,000 sq. ft. flex building and raise rents by $1.25/sq. ft., that’s an additional $62,500/year in income.

At an 8.7% cap rate, your property’s value just increased by $718,390.80!

This is how real value is created in commercial real estate!

Final Thoughts

If you’re thinking about selling in the future, start planning now! Strategically managing leases, maintaining the property, and ensuring market rents can dramatically increase your eventual sale price.
