THE MARKET READ
South Florida Real Estate: One Market? Not Even Close.
If you've been following the real estate headlines, you've probably noticed they don't always agree. There's a reason for that.
According to August figures reported by MIAMI REALTORS, Miami-Dade had 4.9 months of single-family home inventory, compared with 12.1 months for condos. Broward tells a similar story: 4.1 months for houses versus 9.9 months for condos.
Translation? A well-priced house can face very different competition than a condo just a few miles away. And countywide averages don't tell you everything. Building financials, assessments, condition, location, and competing listings all matter.
My advice: Don't make a buying or selling decision based on a South Florida headline. Look at what's actually happening around the property you're considering. That's where the useful information is.
