September 2026

September marks a shift in the DMV market. The post-Labor Day window traditionally brings a new wave of inventory alongside serious buyers looking to make a move before the holidays. This year, with D.C. metro inventory already running 11.2% above last year, buyers will have more options and completed projects will have more competition for their attention.

The results we're seeing show just how important readiness can be. Our staged homes have been closing above 104% of list price on average in August, with several going under contract in less than a week. Across price points, one thing continues to stand out: the homes winning right now aren't necessarily the cheapest. They're the most ready. Speed follows preparation.

That momentum has pushed Staged Interior past $343 million in real estate staged in 2026 and beyond, and an incredible $4 billion in real estate staged over the past 20 years. As the fall market approaches, our calendar is already filling quickly, making early planning especially important for projects nearing completion.

This month, we're talking fall market strategy, celebrating a major milestone, sharing another standout sale, and taking you behind the scenes of what's growing at Staged Interior. Let's get into it.

From first impression to final offer, staging is your property’s silent closer.

SPOTLIGHT

It's Official: $4 Billion in Real Estate Staged

Twenty years ago, Staged Interior began with a vision for helping homes show at their absolute best. Today, that vision has grown to $4,154,985,107 in real estate staged across more than 3,500 homes throughout the DMV. It’s a milestone that represents far more than a number. It represents two decades of trust from the builders, developers, and real estate professionals who have invited us into their projects and relied on our team to help prepare them for market.

And we’re not slowing down. In 2026 alone, we’ve already staged more than 220 homes, continuing to grow alongside the clients and industry we serve.

To every builder, agent, and partner who has been part of the journey from our earliest projects to today: thank you for helping us reach $4 billion. We can’t wait to see where we go from here.

SWEET SUCCESS

A Spec Home That Hit the Market Running

At 449 Lawyers Rd NW in Vienna, an Anchor Homes spec entered the market at $2,288,888 with every detail of the presentation already in place. Staged from top to bottom with our Signature Showcase package, the home was under contract in just 12 days.

For builders, every additional day a completed spec remains on the market comes with a cost.

Carrying expenses continue, while buyers have more competing inventory to consider. Investing in staging before launch helps turn a finished build into a fully realized home buyers can immediately understand and envision themselves living in. At this price point, the staging investment represents a fraction of ongoing carrying costs, making a faster path to contract valuable well beyond the sale itself.

The takeaway for builders is simple: when the construction is finished, the presentation should be too.

In the main living space, staging helps bring structure to the expansive open-concept layout, clearly defining the living area while maintaining an easy visual connection to the kitchen and dining space beyond.

The mix of curved silhouettes, warm wood tones, and soft neutral textures adds dimension against the home’s clean finishes, while the furniture placement keeps sightlines open to the large windows and outdoor space. For buyers, it turns a large open floor plan into something immediately understandable, showing how each area can function independently while still living as one cohesive space.

In the dining area, staging creates a warm transition into the bright, modern kitchen while giving each space its own identity.

The natural wood table, woven textures, and understated artwork introduce warmth and contrast against the crisp cabinetry and stone surfaces, helping the kitchen feel more inviting rather than overly formal. Styling at the island and along the countertops adds just enough detail to suggest everyday living, allowing buyers to picture everything from casual mornings at the island to dinners gathered around the table.

In this secondary living area, staging gives purpose to the generous open space while allowing the statement wall treatment to remain a defining feature.

The conversational furniture arrangement establishes a comfortable gathering area, while the neutral upholstery, layered textiles, and subtle artwork complement the home’s finishes without competing with them.

By leaving plenty of breathing room around the furnishings, the staging also emphasizes how spacious the room is and helps buyers see its potential for both everyday living and entertaining.

In the formal dining room, staging reinforces the room’s sense of occasion while keeping the overall look approachable and current. The substantial dining table anchors the space, while upholstered seating, oversized artwork, and a streamlined console create balance against the detailed wall treatment.

A restrained mix of textures and accessories gives the room a finished presence without overstyling it, helping buyers envision the space equally well for intimate dinners or larger gatherings.

In the primary bedroom, staging helps communicate the generous proportions of the room while giving buyers a clear picture of how that square footage can be used. The bed and oversized rug establish a strong focal point, while the seating area by the windows demonstrates that there is ample room for an additional place to relax without compromising circulation.

For builders, this is where staging can add another layer to the finished product, translating dimensions on a floor plan into a lifestyle buyers can immediately see and understand.

Congratulations to Anchor Homes and everyone involved in bringing 449 Lawyers Rd NW from concept to completion and ultimately, under contract. Securing a buyer in just 12 days at this price point is an exciting result and a strong finish for a thoughtfully executed spec home.

We’re grateful to have played a role in its final presentation and proud to partner with builders who recognize the value of preparing every project to perform at its best once it reaches the market.

BEHIND THE SCENES

More Capacity for What's Ahead

Two new trucks have officially joined the Staged Interior fleet, giving our team even more capacity to keep projects moving as we head into the busy fall season. For our builder partners, that means greater flexibility across stagings and destagings, helping us stay responsive as projects reach completion and market dates approach. The expanded fleet will also support The Receiving House, adding another layer of operational strength as our receiving business continues to grow.

We talk often about the value of being ready before a home hits the market, and we hold our own operations to that same standard. As the number and scale of projects we manage continue to increase, we’re investing behind the scenes so our team has the resources to move efficiently, accommodate demand, and continue delivering the level of service our builder partners rely on.

TRICKS OF THE TRADE

Your Best Marketing May Happen After the Build

One lesson from Business Mastery has become an important part of how we think about the client experience: exceed expectations consistently enough, and your customers become your sales force. For builders, that makes the final handoff more than the end of a project. It’s an opportunity to shape what buyers say about you long after they receive the keys.

A model-quality reveal at the walkthrough, an unexpected closing gift, or even a thoughtful check-in a year later can turn a positive experience into one buyers genuinely want to share.

These moments require relatively little investment compared with the cost of acquiring a new client, yet the referrals, recommendations, and reputation they generate can follow a builder from one community to the next.

The build may earn their business. The experience is what earns their recommendation.
