Mortgage Rates: Where Are They Headed and How Can You Still Buy a Home?
Mortgage rates have certainly been on a roller coaster, and if you've been thinking about buying a home, you're probably wondering when they're going to come back down.
As of October 14, the average 30-year fixed mortgage rate was 7.40%, according to Freddie Mac, compared to 6.30% a year earlier.
So, where are rates headed?
While nobody has a crystal ball, rates could remain elevated in the near term. Inflation continues to be a concern, and mortgage rates are heavily influenced by the bond market, particularly the 10-year Treasury yield.
If inflation begins to cool and the economy slows, we could see mortgage rates move lower. However, if inflation remains stubborn, rates could stay where they are or even move higher.
Here's something many buyers don't realize:
You may not have to wait for mortgage rates to drop to get a more affordable monthly payment.
Depending on the property and financing, there are ways to structure a purchase that can make your payment feel like you're borrowing at a rate one or even two percentage points lower.
For example:
-
Seller-paid interest rate buydowns: Negotiate for the seller to contribute toward reducing your mortgage rate, either temporarily or permanently.
-
Temporary 2-1 buydowns: Your payment is calculated at a rate 2 percentage points below your actual note rate the first year and 1 point lower the second year, before returning to the full rate in year three. This is the exact loan program I did back in the 90's when rates were 9%. See example below.
-
Seller concessions: Instead of negotiating only on price, consider having the seller contribute toward financing costs or a rate buydown.
Of course, these options depend on the loan program, seller participation, and lender approval. A temporary buydown reduces your initial payments, not your permanent mortgage rate.
My point? Don't automatically put your home search on hold waiting for rates to come down. There may be opportunities in today's market that make buying more affordable than you think.
