"Just Thinking"

“Just Thinking”

“Words to Live by Lloyd” Jack Nicholson in the Shining, there are so many phrases from movies that have worked there way into our everyday life. We use them as a catch phrase, to make a point or to create a bond with a fellow aficionado. The Shinning had some other great lines, “Here’s Johnny” and “all work and no play makes Jack a dull boy.”

How about all of the great lines from The Godfather “make him an offer that he can’t refuse”, “it’s not personal, it’s strictly business”, “leave the gun, take the cannoli”, "Luca Brasi sleeps with the fishes” or "don’t ever take sides with anyone against the family”.

John Wayne had some great movie lines, one of my favorite scenes was in True Grit when he is puts the horse’s reigns in his teeth, has a rifle in one hand and a pistol in the other and Ned Peeper says the he isn’t afraid of a one-eyed fat man, the duke then spurs his horse and says, “Fill your hands, you son of a bitch.” From The Cowboys when he teaches a young boy a life lesson "Courage is being scared to death and saddling up anyway”.  Then in his final movie, The Shootist, he gives a defining line, encapsulating his ethos. "I won’t be wronged, I won’t be insulted, and I won’t be laid a hand on. I don’t do these things to other people, and I require the same from them”.

From Gladiator, is also filled with great lines and the opening scene is one of my favorites, her are a few good quotes: “are you not entertained? Is this not why you are here?", “what we do in life echoes in eternity." And of course, “My name is Maximus Decimus Meridius, commander of the armies of the North, General of the Felix Legions, loyal servant to the true emperor, Marcus Aurelius. Father to a murdered son, husband to a murdered wife. And I will have my vengeance, in this life or the next."

Here are some other iconic movie lines that I will drop on a dime, "There's no crying in baseball!"  - A League of Their Own. "Carpe diem. Seize the day, boys. Make your lives extraordinary" – Dead Poets Society. "Hope is a good thing, maybe the best of things, and no good thing ever dies" – The Shawshank Redemption. "May the Force be with you." – Star Wars. "Life is like a box of chocolates. You never know what you're gonna get." and “Stupid is as stupid does” – Forrest Gump. "As you wish”, “Have fun storming the castle” and “I don’t think that means what you think it means” – The Princess Bride. "Show me the money." And “You had me at hello” – Jerry Maguire. “Here’s looking at you, kid." – Casablanca. "You can’t handle the truth!" – A Few Good Men. "We’re gonna need a bigger boat." – Jaws. "It’s just a flesh wound." – Monty Python and the Holy Grail. "Hasta la vista, baby." – Terminator 2: Judgment.  "You talking to me?" – Taxi Driver. "Frankly, my dear, I don’t give a damn. – Gone with the Wind. "I see dead people.” – The Sixth Sense. "Snakes, why did it have to be snakes?" – Raiders of the Lost Ark. "Yippee-ki-yay, motherf*er!"** – Die Hard. "You’ve got to ask yourself one question: ‘Do I feel lucky?’ Well, do you, punk?" – Dirty Harry. “Houston, we have a problem." – Apollo 13. "Every man dies, not every man really lives." – Braveheart. And finally, "I’ll be back." – The Terminator.

Let me know what you think.

Why More Renters Are Staying in the Same Home for 5+ Years

Renter behavior is shifting, and the numbers prove it: According to Redfin, one-third of U.S. renters have stayed in the same home for five years or longer—a 5% increase from a decade ago.

With mortgage payments nearly tripling in 10 years, renter tenure is higher than ever, especially among older generations.

Redfin’s recent analysis of 2023 renter tenure data from the U.S. Census Bureau sheds light on this trend and the factors driving it. From rising mortgage payments to generational differences, here’s what the data reveals about how long renters are staying in their homes—and why.

Renter Tenure Is Growing Across the U.S.

Renters are moving less often than they did a decade ago. Here’s how the numbers break down:

  • 33.6% of U.S. renters have lived in the same home for at least five years, up from 28.4% in 2013.
  • 17% of renters stayed in their homes for 5–9 years in 2023 (up from 14.4% in 2013).
  • 16.6% of renters lived in the same home for 10+ years, compared to 13.9% a decade ago.

While the majority of renters (66.4%) still move within five years, those numbers are shifting:

  • 25.6% moved within 12 months.
  • 40.8% moved between 1–4 years.

Why Are Renters Staying Put Longer?

A combination of economic factors and market dynamics is influencing renter behavior:

  • High Homebuying Costs: Monthly mortgage payments have nearly tripled over the past decade, pushing many would-be buyers to remain renters.
  • Flat Rent Growth: While rents spiked during the pandemic, they’ve stayed relatively flat over the past two years. For renters, staying put often means avoiding major rent increases.
  • Moving Costs: High costs associated with moving or paying rental brokers—particularly in cities like New York—discourage frequent relocations.
  • New Construction Boom: A record number of new apartments hitting the market has kept rent growth in check, setting 2025 up as a renter’s market.

Generational Trends: Baby Boomers vs. Gen Z

Renter tenure also varies significantly by age group:

  • Baby Boomers:
  • 34.1% of baby boomers have lived in the same home for at least 10 years—the most of any generation.
  • 56% have stayed put for at least five years.
  • Gen Z:
  • 52.4% of Gen Z renters lived in their homes for less than a year in 2023—the highest share among all generations.
  • Younger renters are more likely to move frequently for school, work, or to buy their first home.
