Wynlakes Community:                                                       November 20, 2025

Your HOA board of directors and management would like to report to you on the current financial status of the Wynlakes HOA while outlining some plans for the future.

As for 2025, it has been a good year, but it has also presented its share of challenges. We have a new landscape contractor, Pate Landscaping, who is doing an excellent job. They are highly experienced and well-organized. As such, they keep on top of many of the issues we have struggled with in the past.

We have also rebuilt the front entrance guard station and finished the rear entrance landscaping project. You may also have noticed that the access bridge to “Goose Island” on Lakeridge Drive has been completely rebuilt this year.

This year, 2025, marks the fifth consecutive year that it has not been necessary to increase the yearly residents’ dues, despite the Consumer Price Index showing a 21% increase in the cost of goods and services during that period. However, through careful cash management, the HOA’s operational financial needs have remained stable, primarily due to Crista Richardson’s expertise, creativity, and attention to detail.

However, beyond the standard HOA’s basic operating financial needs, we have a multitude of other issues. Wynlakes was created by developer Jim Wilson nearly 40 years ago. His vision and the underlying infrastructure that make our community a premier place to live is now 40 years old. We were all reminded of that with the required rebuilding of our guard station, the Goose Island bridge, and the refurbishment of the rear entrance landscaping.

Our board asked Crista Richardson to quantify and prioritize the projects with the greatest impact on this deterioration. A 5-year period was suggested as a realistic time window to complete these renewal projects, minimizing the impact on financial resources while allowing time to manage each task thoughtfully. The type of tasks are not emergency items like broken pipes or rebuilding broken lighting standards, as we would likely use HOA reserve funds for such unpredictable requirements. By contrast, these renewal and refurbishment projects would focus on revitalizing existing infrastructure, such as repainting our 300-plus light poles and signs, improving the landscaping at our front entrance, and replacing ailing trees, among other initiatives. This list is long and will require coordinating many details with competing solutions. The overall estimated cost for this long list is $350,000 in 2026 dollars; however, over the next five years, this set of initiatives is likely to represent closer to $400,000 in future 2030 dollars.

The HOA board approved and recommended this realistic plan to the Neighborhood Representatives, who were asked to accept the proposed 2026 basic operating budget (with no increase) but with an $80 annual increase in resident dues to be used for rebuilding and renewal projects necessary to restore and maintain Wynlakes' best appearance. That appearance reflects on the entire community and will enhance the value of all the community's homes, which is the primary purpose of any HOA.

Thank you all for your support. I hope this clarifies both the HOA's current status and financial needs for the upcoming period.
